I dont want anything runny thats going to go thru the cracks to the next floor. And the want to keep the old tile mastic and carpet glue on the floor but have it covered by the sealer. Would the solvents start reacting to the old mastic and glue? I need this coating to end up being at least 1/8 inch thick? any products out there that are water based and thick consistancy?

To prevent problems on your part, why not ask them what was applied to the floors of the model and if they are satisfied with it. If so, how can you go wrong? To be sure, once you find out the product that was applied, contact the customer service department & ask if is made for this purpose.
The cracks can always be filled with backer cord followed by a concrete or motar caulk prior to application.
A lil bit of homework always saves money & problems later on.
