Question About A Well System
I am looking at purchasing a home that is a forclosure in the Dayton, Ohio
area. The property is on 3 acres and apparently has 2 wells dug on the property. But according to the realator both do not supply sufficient water to the house, therefore it is still siting there. So I am asking if there is something that could be done possibly to fix this, maybe they didn't dig deep enough? or would a completely new well need to be redug? or is there larger problems with there being 2 wells drilled on a property only being there since 1991? and if someone knows how much it would cost to get it working properly (round about). The best thing for you to do is to talk to a well driller in that area that is knowledgeable about the area and any problems with the area.

Check with local drillers.
If you check around you should be able to find the drillers who did the two that are there. They should be able to give you an intelligent answer. Maybe deeper will do, maybe not. Maybe a different location will do, maybe not. It is possible that there just isn't adequate water available at that site. |

I agree, talk to local drillers, (plural), because drillers have the worst case of " I'm the only one that knows how to do it".
My state has a "Division of Water Resourses" and they keep a file of the driller's logs for every well the is drilled and they also have maps of the aquifers and you can pretty much tell everything you need to know from these maps. But that is my state and not yours. |

What is the GPM out put for both wells?
Have the wells ever been drawn down? With a storage tank(s) you can get by with very low GPM out puts. The big question is what is the GPM in September & October?

Thanks for all the help guys, I am trying to contact someone in the area about the well(s). I have been doing some reasearch, but that is one thing I know nothing about lol. The realator was saying it has some type of "bridge system" if Im not mistaken?! If this is correct, is it possibly pulling from both wells? I was under the impresion when I was told there were 2 wells, that one was "dried up".. any more thoughts, Thanks again for the responses!

Yep, never believe what they say.
Always do your due diligence and get some experts out there. A few hundred dollars now may save you some serious headaches and dollars later. Like around here there is a lot of land with wetland issues, so before I make a offer I always have my wetlands expert check it out. And the nice thing is she used to work for the county as their wetlands biologist, so she knows how to get things done and who to talk to, or to tell me to run away. |

O yes I deffinetely know this, it isnt my first rodeo! lol... I can't even find anything about a bridge system on the internet!, I have some local experts going to look at the property with me in the next few days. I'll let u know what i find out.. thanks for the help!

I'd take any state based log & mapping system with a grain of salt - but that may be just my area. Around here, there have been logging requirements for over 115 years, except enforcement didn't happen until 1995.
I'll fifth the get a local guy sentiment (did I count right?)- most of us do do well inspections for exactly this kind of scenario. I've met clients who had home inspectors do the work, and they totally screwed them over, mainly because they didn't know anything about the system. A lot of plumbers can install a pump or pressure tank, but again, they don't really know the full story about the system (no offense guys, but drilling a well's a bit different than drilling holes in a wall). I'd say you have heck of piece on your hands - I'd avoid it, personally.
