Heated Driveway Issues


I have a job in a northern climate where we installed a heated road between a couple triplexes, the building as well as the individual drives were existing when we took over the job. The pumps for each individual drive and heated deck were mostly a Grundfos 15-42. Most of them were temperamental at best. One of the mistakes were pipe spacing at 30" + in places (major fail) but beyond that, we seem to have loops and whole zones not pumping at all. I switched one of the pumps out to a Grundfos 25-64. No bones! Maybe these are the wrong style pumps to be using. The road was build by a good plumber who use a larger Taco industrial pumps, only because the zones were about 4 times the size. Anyone have any opinions?

Sounds like you're doomed to failure.
30" + loop spacing and a road built by a plumber

No offense intended to you plumbers
I've done a couple of driveways & walkways
and if I recall the loops were about 12"

Failure? yes. (Let me clarify for my own credit: the driveways where existing, the road was done by our team.) You should see the snow melting where the loops are circulating. It's a tragic sight. We bought this out of foreclosure in the spring and had no idea it would be this ugly. We basically have 12" wide lines of unmelted snow in the individual parking areas.

I also wasn't clear about who build the road we put in. The melting system and tubing was done by the plumber, the road itself was completed by appropriate subs, it's perfect.
