tools of the trade

What tools do you use when doing an home inspection?
How many of you check for mold and asbestos materials? I know around where I live guys rarely check for either - one reason is they aren't all trained and the others are just lazy.

Lazy or not, most SoPs of Home Inspection organizations prohibit this type of testing unless you are "Certified" in the field and then it should be done as a separate action, not as part of a "visual only general inspection".

I must admit here is the same. Where you call for a home inspection it is minimal. You have to call specifically for things such as mold

I can see it going that route here in Canada - the conversations I've had with real estate agents leads me to believe that. I've done a few mold inspections after home inspections have been completed.

IMO? Never, and I mean never get a realtor to get a home inspection done. They want to SELL the house, not put money into it!

Most of the Realtors I deal with know that I'm saving their ass from a lawsuit by doing the inspection and taking the liability off them.

Well, its actually the buyer that gets the HI for the job pre-purchase here up north...I would assume that it's the same there? maybe not? but yeah, the selling agent obviously doesn't want the HI to find any issues...the buying agent wants to find issues to negotiate...

home inspections

I used to get a few calls from potential buyers to check out their sewer esp.in older homes with my camera they wanted it on tape before buying ,They were folks who had had sewer problems in their home and did not want to repeat it but things are slow in that field too
