Commercial Finish Outs - Pricing


Hello from South Texas

I am starting to get more "tenant finish out" work and want to see how most of the other small GC's price them out. From small strip center fast food restaurants, bars to office building finish outs. Thought it might be good for the smaller GC's to discuss. We are transitioning from 90% residential remodeling to hopefully a good blend of commercial & residential.

Naturally, each project is different but wanted to see if most people have a feel for what a good Square Foot Price for basics:

HVAC
Plumbing - assuming 1 men & 1 women rest room - kitchen sinks, drains, etc
Electrical Services

Check out Craftsmen Construction Estimator or Means Construction Estimator- Always uae an AIA Agreement - Always get money up front about 10 to 20%, Always make biweekly draws- every two weeks - then especially in Texas and surrounding states count on getting screwed out of the last draw. Prepaid is the only way to survive this - Aviod doing business with TGIF at all costs. Most TI unit can be done in 4 weeks at about 2000 SF. Cost Per SF varies dependening on tile work, Fixture assembly etc. How busy is it. Try to bid 3-5 unit store blocks. I did this once on units that ran from 1500 to 2000 SF negoiated build out in 5 units at 125,000 each one of them in Houston I broke even with the one in Tennesse cost me 45K I made 80 grand on that one, the rest averaged about 20 to 25 K profit.
