Commercial Finish Outs

We are company that primarily does finish carpentry. We have had the oppurtunity to look at doing some smaller commercial finish outs. We will be doing the metal stud framing, hanging the drywall, metal doors and jams, door hardware installation. These will be smaller tenant rennovation type projects:
1. Will the insullation be included in my part?
2. Will the tape and texture need to be included with the drywall?
These will be far the Dallas Fort Worth Market.
How do I need to bid something like this?

Depending on the contract I expect the insulation and tape to be done. Typically it is per contract though. Build outs are great work and relatively easy. Once you get a couple under your belt you will be surprised at how quickly they go. Where you will find a lot of hold ups are in permitting. Sometimes permitting will take longer than the actual work.

From what it sounds like the G.C. will want you to take it a stage where the finish work (paint and such) can happen after your portion of the work. Easy way to price up something like that is estimate what you will have in time and materials. Put your mark up on top and include some extra for the "just in case fund" to get the actual price. Remember some commercial projects have odd work hours or a rushed schedule.

Keep in mind also there will be inspections on going before you can just complete all your work. I am sure you know this but I am just putting this out as it can delay progress. Keep the GC and or Superintendent happy and chances are you will do more work for them.
