leaky foundation

I'm being called in on a job to possibly give a quote on a leaky basement wall on a 25 yr old home. Ive asked him where its leaking and he refered to 2 spots, 1 at the front of the house around the steps and 1 at the rear steps of the home. I asked him if this could be due to grading and he explained he does get water pooling at these 2 spots under the steps where he can't reach to correct it. I could pull the steps away (if there precast) and try correcting the grade. The other option is to just excavate then apply waterprofing and Delta wrap the whole foundation. Any opinions on this?

My expertise is in new homes and with all the homes I construct I use Delta MS wrap. Never had a problem but hell its a new home.

I would check how water is pitched away from the house. Check out where gutter down spouts pour out. I would want to see the site when it leaks maybe you will be able to follow the water and see how fast it comes in. That UGL waterproofing paint works well 2 coats and Home Cheapo sells it.

Lightbulb Cracks?

If you can clearly see cracks then maybe you could get them injected, that maybe one option, You GOTTA seal from the outside with some kinda waterproofer and while you got it dug up..Drainage! and don't forget what our friend said about down spouts. However like i mentioned you may get away with a indoor injection! West coast Canada is Aquatight environments, East coast is Permacrete. Mark.

It could be the door leaking too, but actually looks like the foundation. I've seen that before. Check door installation and see if it looks strange. I'm assuming there is a door at the steps.

There are a lot of ways to keep water away from a foundation. Wrap the whole thing? Are you kidding? something as simple as a good french drain would be your a good start at keeping the water out of there. Also could it be comming up from the bottom due to a hydrolic head? Does the basement have a sump? I would guess being such a new house it would have at least a drain field under it. I have seen a lot of people just try to epoxy cracks in a foundation only to have it start to come up from the bottom. Water doesn't lie. look for stains anywhere, also like an above poster says, Downspouts downspouts downspouts!!! check them and make sure the gutters don't overflow as well. good luck and hope you can get the problem figured out!
