Hey MALCO, sorry for responding earlier to your question. I do not have the resources for taking on a job like this, I am frankly afraid to loose my a$$ if I took it on. I have done additions up to about 1500 sq. ft. but nothing remotely this big.

Besides, I am trying to get out of that part of the business and concentrate solely on residential design and drafting and doing the conventional light frame construction design and calcs.

I don't blame you, I love designing and drawing up plans. Clients really can't see what your intentions are until you show them the models and walk them through the construction phase before they even break ground.
