What Would You Guys Price For This?


Painting an entire 1,200 sq ft house (that is empty), with base case and crown and she wants it done by July 7th so she can move in.

Is there a formula to follow for painting estimates?

We have a sub that we use, but lately his prices seem high. But we're not sure. For this job, he quoted $3,800. He always does an awesome job though. What do you think?

Up here in the San Francisco area youd be looking some where between 3500-5000 or more for full custom.

can you provide more info?
Is this a repaint? new trim? how many doors? flat, satin , semi gloss? smooth walls or texture? popcorn ceilings? window sashes?

If the sub is doing top-quality work, $3800 is a bargain.

repaint, some are dark red walls that need to be painted over, she wants multi colors, she's providing the paint (from a decorators line), 7 doors, ceiling and walls are smooth, walls will be flat, moldings will be semi gloss, and the metal casement windows need to be painted too.

I agree, but it doesn't seem like it leaves any room for us to mark it up

I'd make sure the sub you have in mind knows it has to be completed by 7/7 and he can do it in that time frame and have it completed for them. If he can, I'd tack 30% onto his price which would total out at $4940.00 , give it to the customer and tell them that you're juggling things around in your busy schedule to get it done in their time frame and because of the cover over the dark colors, the multi colors that she's picked out and everything that this is the best you can do. Then put the ball in their court, you'll probably get the job. If not it wasn't worth the risk. Just MO.

2 coats on everything, three and/or primer on the red (probably both), with crown
Don't know what your labor is compared to out here but that sounds fine to me

Seriously, it is what it is
Unless you want to look for another sub or DIY it
Add your mark-up and that's the price

Really, "H/O provides the paint" almost always means extra prep, extra work, and extra coats....even if the stuff turns out to be great paint, I can't take that chance in a bid

I totally agree with Slick, the homeowner providing the paint makes this job much more of a crap shoot. Using paints that you know will cover in X amount of coats is why were professional painters.

I agree. We've had problems with HO supplied paint and no longer allow it.
