Warranty For Painting A Deck In Chicago


Anybody from the chicago area or other areas with nasty winters, what kind of warranty to you give for painting porch floors? 1 or 2 year? I talked to one painter who said he wont give a warranty without completely stripping the existing paint. Is this normal?
Its the front porch of a 3 unit apt building. Worn down to to the wood in some areas. existing finish looks like some kind of latex paint over an oil primer. my plan is to scrape/sand to remove all lose paint, prime the whole thing with BM porch and floor paint then 2 top coats of the same paint either oil or latex depending on what the customer wants. Does this seem adequate/overkill? Havn't done any exterior work in a long time.
Also has anyone had experience with the Muralo quik tred or super tred floor paints? Good/bad? Better than the benjamin moore or no? Thanks for any advise.

I own a Power Washing Business and my experience has been that painted decks do not stand up as well as a stained Deck. Try stripping back down to clean wood and staining with Sikkens Oil Base or Cabot Stain. Lots of finishes and tints.

I wouldn't warranty any painted wood surface that is going to be walked on for exteriors, period. The chipping, peeling, worn down areas you see now, will return no matter what you do, and you should inform the customer about it. Your plan sounds fine. You would be doing all that is possible to ensure the longevity of the coating, but there is still no way you can guarantee that it will hold up for any amount of time.

A penetrating oil stain is always the best way to go for exterior wood of any sort.

If the customer wants "paint" and a warranty, it's Sikkens Rubol DEK oil-based solid stain

Something else that was not mentioned, letting it dry ..... latex paint dries from the ouside in (oil - the opposite) I'm just guessing that you are painting a a dark color. So if thats true,a painted floor or deck to properly dry... it takes 2 weeks, that's a fact it might not say so on the can, but ask your retailer. I just had this conversation with mine last week (painted a floor) and to my surprise he said 2 weeks. Likewise for scubability of interior sheens, two weeks before you can scrub/ wash them. a floor ...

Good guess! It's actually a maroon color. I know oil takes weeks to cure but I hadn't heard that about dark latex colors. What product did you use to paint the floor? My retailer doesn't seem to like the BM floor paints, oil or latex. says I should go with Muralo though he sells both. Customer definitely wants it painted not stained though I apreciate the stain suggestions. If I give her any waranty It will be extremely limited and short. Just trying to get in the door with this one as she has lots of properties with lots of interior work. Anyone have any preferences for floor paint brands, BM, Muralo etc? Prefer oil or latex in terms of durability? Thanks again in advance.

I used a new Glidden gripper interior / exteriore primer Tinted dak grey,that a rep gave me to try out. Then I used latex behr porch and floor paint 2 coats. But If I was hired by a customer I wouldn't have done it that way
just used what I had left over from other jobs.
My suggestions would be Bm or Sw just make sure you start with oil primer. and I wouldn't give any warranty.
