Textured Ceiling


I have a textured ceiling and it seems that the previous owner did not prepare the ceiling with a proper basecoat primer therefore the entire layer of textured paint is pealing off, down to the sheetrock.

What is the best way to repair this?

Noone primes before texture, if is isn't painted (which is common) it will peel like crazy when you try to roll it later on, normally like 2-5 years down the road. There is only one way to fix it... re-do the texture or remove it. Sorry.

Yep, what brushslingers said. It hasn't gotten wet behind it though has it? How textured is it?

Is this popcorn? To concur with Flawless , we usually see peeling popcorn when it has gotten wet before.

Although you are supposed to prime before any texture is applied,no one seems to..........

Remove texture and re-apply the correct way

Yep. On my last condo I did, they had put popcorn everywhere including over the shower (pretty dumb, I know). Although it didn't show any signs of being wet, as soon as I started rolling, pieces started peeling off.

Thanking my lucky stars I'm not in a state that likes textured ceilings...

Except those darned 12x12 acoustical fiberboard ceiling tiles... Luckily everyone hates them, and I charge $1200-$4500 to replace that chit with pinkboard insulation and 1/4" chitrock (<--my helpers say it that way...).

You know, NJ gets a lot of flak for industrial waste, and Jimmy Hoffa's *burial* site, as well as hosting 9/11 terrorists, but we have got buckets of billionaires and millionaires, and housing trend followers...

Makes me want to sing a Bon Jovi song.... *tears*
