sq ft price for rolling

Im a painting contractor in southwestern PA. Was figuring up a sq ft price for cutting and rolling walls and ceilings. Only prep work will be sanding walls and taping up base to keep spritzes off. BM Super Spec line of paint. Coming up with $.50 sq ft does this sound right.

i came up with 52 cents psf

i took a 12x12 room>>>>>384 sq ft

i typically charge $200 to one coat the walls in a bedroom

200/384= 52 cents

does that include moving furniture--covering floors---patching -caulking-sanding-cleaning up. deep base colors? travel ?

Just taping up, pole sanding, and applying one coat of medium grade finish. Its a new construction moduler house. Im used to doing high end residental repaints. But needing some winter work and not used to bidding new construction on the cheaper end.

1. Are we all estimating SF for Labor only, or Labor and Materials?!

-And-

2. For only ONE ceiling, your prep and cleanup time are much higher than for multiple rooms.

I have a large retail ceiling we are spraying tonight, it's $0.43/SF including materials.

I guess I need to up my rates, for the 12x12 room example, I have been two coating the walls for that price. I hope I am not leaving that much money on the table.
