Price for sqft, And what region you live in
Ok guys i am wanting to know what you people are getting for sqft and what region of the country you live in. Also how much detail that entails.
Northern Alabama
Here is how it is for me. Small house 1600 heated plus 400 sqft garage.
This size we do for 1.50 sqft
Slick ceilings being 1/4 formula of the main wall color
Main wall color through out.
Gloss latex trim color
Two trey ceilings with crown molding.
15 interior doors
7-14 vinyl windows paint trim in and around window
3-4 exterior doors
Next bigger size 2000+ heated plus 500 sqft garage
We do this size for anywhere between 2.00-275 depending on trim
Usually for this size of home you have crown molding through out except for closets and some secondary bedrooms.
20 ft foyer and great room
Lots of windows 20-30 vinyl windows just paint trim inside and around
About 25- 30 interior doors & jams
wainscott in dining room
fire place mantle
as i said 3-4 inch crown through out with beauty mold under crown
4 exterior doors excluding front door
A main wall color, ceilings 1/4 of main, master color, dining room color
And high gloss trim color
Front door fiberglass door that requires a stain kit.
stairs and handrails that require staining with painted risers
This is where we lose out on some money
5000-6000 sqft heated 2 500 sqft garage 3.00 usually
Crown molding through out, beauty mold on ceiling and below crown
1 usually sometimes 2 coffer ceilings
Wainscott in the dining room
ceilings 1/4 of main wall, main wall + 2 other colors
high gloss trim color
20 foot foyer and great room walls
stair case that require staining + painting of risers
5-6 exterior doors not counting front door
Stain front door to match floor
50 interior doors
40 vinyl windows just have to paint the trim inside and around window
almost all tile or hardwood on main level so on final lots of shoe mold to paint.
That is what we do. We paint 40-50 new homes a year we are a small business with usually just two of us. The reason we get into so many houses is the smaller 1600+, we can do two of them at the same time if they are close to each other as they usually are.
We are waiting on lock out, so we can final out the last monster we started in Jan, it has every thing the 3.00 a foot house has plus more. 8 collums, 2 stair cases, 2 mantels, Walls of detailed trim, All eggshell.
We got 3.25 on that one.
The reason i am doing this thread is to see what every one else gets and how much trim and molding is involved. I know there are painters here in the valley that get 4-5.00 a sqft.
Our builders are reliable, build enough to keep us busy, and in the peak of the season we wonder how we are going to keep up. and every year we do.We never have to chase them all over to get paid.
Also i must add that, that price does not include exterior painting, except for the exterior doors and jams mentioned. Every thing else is vinyl and lots of brick.
We just got done preping an outside paint. No viynl allowed in that sub division.a

62 cents a square foot of wall space. $1.50 linear foot trim. doors and windows $35 that includes all materials.

around 2.00 sq ft floor space. 1-2 colors. white ceilings. Includes painted trim and doors. Then everything extra is just add ons.
I did a bid today where the H.O. was sending all trim and doors off to be stained. These jobs are such a breeze! House is 1500 sq ft with 1500 sq ft basement. Total 3000 sq ft. No trim to paint. No cutting except ceilings, flat paint. I bid it for 1.25 sq ft. I am a little unsure of this estimate. Comes out to 3,750 dollars.

Heh, I've picked my cities carefully over the years... for the most part i've seen the same prices up and down the east coast.
1.25 footage for one color blow and go.
2.50 footage white ceilings/one color. Possible crown as an addon.
3.50+ custom mid-grade home/log cabins. Crown.
4.25 higher end spec/custom, two to three or four colors, white ceilings. Two to three part crown. Maybe a trey ceiling.
5.25 to 5.60 million plus designer homes. God awful amounts of detail work.
Commercial in each city was also about the same bid plus 40%.
Interior only. Don't be afraid of your price.

That sounds about right for what i hear people saying for around here. We have always gotten less than most around here,Our best builder is kind of tight,he pays alright its when we get to 3.00 he starts moaning, yet we work steady and can still mantain a good mixture of pride & production. We are not the hit and run type. Some do a job just enough to get a draw then run to the next one. That would drive me crazy, when we have 10 or more touch ups hanging over us, thats heavy on my mind. I like to start a job finish it and go to the next one. while waiting on finals.

where at in N Alabama.... i am in Oxford, MS. 2-2.50 sq standar trac house 1700sq w/ 2-3 inch trim........... though some of the nw condos going up with 6-8inch crw and 4 inch base boards.....and other detail get about 4.50+........all this is what i hear, as I have never dine new consrtuction. I was talking to my guy at the paint store and those are the prices he told me. Man I would love to talk to you some time outside the boards, you have really helped me here on the boards and to talk to someone who has done it before would be priceless!

Ya me too, i've seen ALOT of guys go under doing the hit and run thing. I will note however that those prices I gave are new only, I square foot wall space on remodels and repaints.

I would think if you are happy with profit margin on the cheaper homes ($1.50) thats all that matters. I have never done blow and go, do people find there is more money because there is less hassle with quality. There is also something to be said about having a constant stream of work.

10 cents more for different ceiling color
5 cents more per additional color
60 bucks per int door
100 bucks per exterior
60 cents lin ft trim painted
80cents lin ft trim clearcoated
Thats materials included done by me in MT

Yes the prices i listed were for new only as well. I rarely do a repaint these days, usually only to fix up an existing home so the future home owner can move into new.
I know this guy Ben , he can't paint a lick. Has a big crew of illegals doing all the work. It's stuff lke that that gets to you too.

Yes i am happy with the profit margin, as i said before we are a small 2 man crew both equal partners. So we both care about our rep and quality. Something you lose when you have some enployees.

Yes the prices i stated were labor and material full service painting if something is kinda funky, fix it.
