Pressure Washing
Do you always pressure wash every exterior before painting, or are there exceptions?
The stucco house I looked at today has cheap paint on it that is already discoloring where rain water runs in streams and also it only received one coat (I can see the roller nap marks and the old color showing through), but I think she said it had been painted in the last few years by the seller. I rubbed my hand along the wall and it seems clean. No dust, no chalking; barely even paint pealing. The only area that looks dusty to me is the porch area. I am generally an interior painter, so any advice you could offer in this area would be greatly appreciated. |

Would not hurt....what is the time line for completion? How many days of dry before you paint can you afford. Stucco is an easy wash/easy dry surface. Should be no problem.
If you have the equip., the time and the money in the bid, I would do it. The air today in America leaves a crap layer on ALL surfaces. Make your work last!

I most usually figure it in. There's always (at least around here) soot and polution up under the eaves and down so far on the siding. If nothing else it makes the customer 'feel' better that their painting contractor 'cares' enough about having a clean(er) surface to apply paint to. Added 'value' as they say!
