Painting Strip Malls
I was looking at an old post for painting exterior commercial work. On those posts it said that 2.00 dollars + was the going rate for this work. Looking at bidding a strip mall that is stucco on the exterior. As with all commercial insurance, payment, the PITA factor (dealing with people, cars, etc) is very high. What have you guys seen for price when it comes to this realm.

Dunno who said 2 per square on commercial... but you can expect double your res rates for commercial.... both in equipment/insurance/setup and price. Our realm here would put a one story strip mall around 6 bucks a square, depending on the detail.

So Benn if I have 12,000 square foot of area to paint (stucco walls, metal soffit) are you saying that your price to paint this project would be $72,000.00?

Prolly, a single apartment complex is cheap here at 80k, the last townhome division I priced was about 160k... really depends on height and detail.... your 12k square may be block and simple, so alot less... strip malls to me have over 50k square surface. Not even mentioning the PITA factor. It takes over 1 mill insurance here to even look at something you are describing, much less bid. At something as small as 12k square surface.. i'd prolly go as low as I need to make profit, metal soffit really tells me nothing, could be 5 foot soffit, so sight unseen i'd say about 44k as it sounds now that you are not painting behind the buildings.... mats included.

Thanks for the exchange with me. The soffit for example is metal corrugated that is 9-10 ft up in the air that is 10ft wide by 350ft long. Pita factor here is that it is where all the shops are. Stucco has signs that will need to be masked etc. I am breaking this bid down into 4 different sections that will probably be close to 50,000 sq.ft. of painting area. I am worried though because my numbers are coming in lower than yours. Carry 2 million in insurance. Again thanks benn for the advice.

NP, but don't let my prices rule yours... we aren't in the same place. Just gotta keep in mind that people will be moving through your workplace... multiple setups and cordon off of areas is workhours, noone can read a sign that says CAUTION, etc. I've found that MY residential square is about half of my commercial. Your stucco will take a little extra as compared to a block, store fronts will take extra just because... you can't close a business for your needs... all that needs to be considered with strip malls. If it's a decent size however, i'd get a bakers for the soffits and a ... heh... helper (cough) to push it around.

Everybody's price is different so I agree with you. I will crunch the numbers some more, it is alway nice to get some other insight. On a job like this you alway worry about your number because of the size of it. Thanks Benn.
