Painting a new garage floor?

This new home we are purchasing in Florida has fresh new concrete driveway and garage floor. The Garage will be my shop and the floor is not sealed. What would be a good product to put down? It's not going to be a show room but I want to be able to sweep it up easy. This also needs to be fairly easy and quick as I won't have much time before it has stuff in it. No 2 part epoxies. And with the rest of the moving I'm sure she will want to put something in there. If you get my drift.

DRYLOK dude all the way.


Here is the information so you can search it down and make your purchase.

My parents have this through out there whole 5,000 SQFT house. Due to living on a ranch and all the dirt included. My mom mops the whole house with industrial size mop.

I'd opt for an oil/alkyd concrete stain. Will never peel.

Will this make it easy to sweep like paint?

Yeah, it'll take a couple coats. Also depends on how porous/rough the concrete is the start with.

Does SW carry any stains you would recommend for this application?

Sherwin Williams carries H&C stains. They do provide a real nice finish, but they don't offer some of the colors you can get from other stains like kemeko <sp>.

Stain it two coats, then seal it with a clear sealer, and you'll have an awesome looking finish that will clean up easy, and last almost as long as the concrete itself.

AA,
I used the SW H&C solvent base and it came out very nice. I didn't do the acid wash, no time and lazy I guess. But the floor looks great. I don't think I will seal it. Thanks for the help.

Yeah, that's a xylene based stain and will hold up for a LONG time to come. You don't have to do any further sealing, but on acid stains, customer's often want a glossy look, which requires the sealer.

Garage Floor

If you want a durable and stain resistant floor you can get a 2 part epoxy from lowes or home depot. They are fairly easy to apply but make sure that you follow the instruction all the way. You can acid stain it also. I love H&C acid stain but if they don't have your color "The Stamp Store" is another good company.

You can get epoxy at any paint store. I would completely skip HD or Lowes, no two ways about it.

This floor was done a while ago, but since the topic is up....SW has another H&C product that is a two part epoxy specifically for garage floors. It's tough as nails and can cover a lot of other stuff. Won't pick up from hot tires, etc.
