Painting A Concrete Block Building


Hey guys, need a little help here.

I own 2 small commercial buildings I bought as an investment some years back. One was painted from the start and I had it re painted about 2 years ago and it seems fine.

The other looks as though its never been painted and I would realy like to get it done.

What should I be looking for in a proposal for this? Not price I mean what needs to be done?

Like I said, there wasnt any paint i can see to speak of so I am assuming there would be no sanding / removal. I do have a small issue in the back of the building. The water from the roof runs down there. I probably need to deal with that first.

The building is about 1700 sq ft and I was thinking something simple like a yellowis white. A small landscape contractor is in there now and he is a realy great tenent so I want to treat him good.

Vinny If it hasn't been painted you'll need to use Block Filler on the Block to seal it, then just use a good masonary paint. Benjamin Moore has Block Filler in 5's at around $56.00.

Will there be instuctions on how much area it will cover? I would assume I should do this in the best conditions possible but what are my limitations?

Vinny -
Make sure the concrete block isn't leeching anything....minerals that discolor or 'sparkle'. I would recommend pressurewashing with a prepaint cleaner detergent to remove any impurities on the surface. Then, a block filler or...

Elastomeric paint is another option. Elastomeric paint stretches when dry, so stress cracks from expansion and contraction will not break the surface as quickly. I think it would also 'fill' the small holes in the concrete pretty well too.
