Paint Est. For House Inside Rooms By The Sq Ft


asked for a est. on house interior trim and walls only ever done t& m before so i dont know where to begin it s 3500 sq ft 600ft has wallpaper to remove also thanks

i build pools usually not repair houses so if you dont ask you dont know i thought this was for contractors not idots

When you say that the house is 3500 s.f., do you mean floor space, or is that the area of the surfaces that need painting? Also, are you only painting the wall, or is there trim involved too? L.F.?

Let's start where anyone should when not sure what to charge....What's the shortest amount of time in which you know FOR A FACT you could finish this job? How many helpers are you going to use? How much are the materials going to cost? What percentage of your annual sales is your overhead costs? How much profit do you want to make?


Your pay in hours (including labor burden) + employees pay in hours (including labor burden) + your cost on materials + overhead percentage + profit.

Pool Adams,

Let's put the shoe on the other foot.

If a painter came up to you and asked how much should they charge for a liner replacement, what would be your first thought? Hopefully something like, "you would do you and your customer best if you got a professional to look at that". And the painter isn't even telling you how deep the pool is, if it's steel sided or not, what thickness liner, if the elbows need replacement, etc etc.

This ain't saying you can't diagnose, prep, and apply architectural coatings in a maner acceptable to the homeowner, but you would not do it as proficiently as a pro who's been at the wall for a number of years. I have my doubts you would recognise potential problems as well as our decades worth of experience - just like it would be folly for us to install a liner.

Also, you would need to go out and buy all the right (read: best) tools to produce a professional looking job. Do you know how to maintain painting equipment to give you good performance day after day, week after week ? or will you be wasting time and money buying $20 brushes every day ?

Now that I've given you some sound business reasons why you should find a pro to make this job right for your customer, let me address your question. It's real tough giving a sf estimate on unseen work. I assume this is a re-paint. What condition is the trim? Peeling? just dirty? dings and dents? what's on there now - oil or latex? What kind of windows? What style doors? HOW MANY doors and windows? What does customer want? where do you live and what is the cost of living? Where does the customer live?

Sorry, but I'm sure being a fellow contractor, you can grasp how nearly impossible it is to give a valid estimate on a forum such as this - especially with so little info.

well the pool companies around here do it all the time the liner install for a 18 ft round pool sight un seen 650 dollars i just am looking for a average per sq ft price to see if im in the ball park to give him a bid yes there are extras like wall paper and trim replace ment im just looking for a price to paint i have the national estamator it gives me a idea i just wanted to here from some painters not just a book didnt know i would be slamed all the way

yes but most were just here to slam me i know im new to this site but have done work in oklahoma minnesota wis, ill, texas and nebraska never had so many people just think all i want is the easy way out i was just trying to get a bid for a customer that was as right as i can so i bid it at 4500. dollars and got it plus t and m for wood repair and wallpaper removal so thanks to you who wanted to help i did not mean to get snippy

You seem like a nice guy, but really everyone... are we here to bid paint jobs for pool guys?...... where will it end if we did?..... should we be running other peoples businesses for them?..... would you like us to write you up a bid?
Maybe we could have the supplies dropped off? after we figure out what you will need. Like I said, you seem like a nice guy.... but you got to look at it from our point of view...... when did the painting forum become everyones forum?

If I here another guy say... I don't paint, then I'm directing all my future questions and advice to the electricians forum.....
