New Construction, If Per Square Foot, Do You Charge For Garage?


I started working for a new builder.

I do

Interior: primer, walls and ceilings eggshell (same color), and enamel

Exterior: fascia and soffit one color, no primer.

No cabinets.

No staining whatsoever

The builder and I have a set price of 2.50 a square foot. I charge a little extra if it has crown molding in more than two rooms and also if it has vaulted ceilings.

I do 2.15 for the interior and .35 for the exterior. 3000 to 6000 (AC) square foot homes.


I'm charging him 2.15 for the air conditioned space AND the garage.

So a 4000 sq foot house (3300sq ft of AC, 700 garage) would be $8600 for the interior.

I spend about $2000 in material, $3000 in employees and overhead.


Do you usually charge for the garage on custom homes?

Here in the midwest it's usually living space only. And I don't touch new construction for less than $6 a square.

No we do the garage for free, and we also paint the builders personal home and walk his dogs................

Sorry dude could not resist.............

We charge for everything and anything that gets painted..............
