New Const. Touch Up What Do You Do?


Just want to see what other painters do for touch-ups. I have tried to just use a 4-7inch roller and go thru the home but I looks like a checker board, I finally told the builder that after all of the trades are done I'll come in and tape off base and re-roll the majority of the walls. Since doing this I have never had a call back from the builder during his walk thru with the new home owner. I might charge more but the builder won't have any problems with my paint job and that worth the extra charge. Do you guys do it this way or another.

I TRY to put one coat on the walls and walk off, doing exactly what you mentioned... some builders don't like it but, my contract with them states one touch up. One builder even suggested that is what he wanted...

brush, are you saying you do one coat then come back and do second coat after all the other trades are gone? I know it can be frustrating to paint while other trades are in the house. Seems to be no end to touch up sometimes with others there working. Heheh, much rather be the last and only trade in the house when possible. That way I do not have to say'" I'll be back". Get finished, get final payment. No waiting on the other trades.

Yes that's what i'm saying, after the cleaning girls are done I apply the final coat, in my socks.

I had problems with my carpet guys and fingerprints. I replaced them. The new crew leaves the house clean. I told the HVAC guys I'd rather install the registers myself because that was quicker than repainting. They got the message and now keep their hands off the walls and ceilings. We paint two coats prior to trim and I nag everyone to keep their hands off the paint and lean nothing against the walls. I have very little touch up anymore. It just takes educating the subs.

We have a good carpet guy so we run the finish, High traffic areas foyers, hallways Great rooms, We come back after everyone else, thats in a bigger house in a cracker jack house we do it all the first time. Touch up is always easier in a smaller house. Most people are just happy to be moving into a nice 3bdrm 2bth brick ranch.

Because we always charge for touch ups. Latent damage is billable even if its just a fingerprint . Wouldnt a cleaning crew charge a builder to clean fingerprints?

On bump outs when I painted new construction we always repainted day light walls and touched up the rest blending in ofcoarse. The problem is why repaint and not just leave off the daylight walls til bump? Thats what we started doing because when you are doing 10k SF plus homes it is not fun to run a daylight wall 25 foot high and 50 foot long for the fourth time. We primed and painted two coats on all walls.

What is a bump out? That's a carpenter term.

This is where the paint you use comes into play. Some contractor paints can be applied one coat,over primer, touched up as much as you want and you still can't tell the difference.

Most builders want touch up behind their trades because the house looks terrible if you wait until the end to do it all.

You never heard of the final touch up of painting being called a bump out? I have been using that term for 16 years, my Grandpa for over 60 with his Dad being the same. Different area of the country I suppose.

Thanks for that info. I never knew that. Always called it the final, meaning prior to final walk through.

Now, who's going to teach me the levels? Like level 1, level 2, etc....

This is good thinking!!!!

I use a "kid proof" Flat paint made by Coronado call Tough Walls and the builders love it. They can go around a just wash the marks of the walls with water and if there is any marks it touches up real nice.
I only include 1 hour of touch-ups before closing. They also educate the other trades by telling them the painter charges $50.00 hr for touch-ups and if it's you it's coming out of your pocket. It works.

We always called it final too, lockout is the carpenter term for final... never heard of bumpout. Level 1 as in....?? You wanna be a level 14 sorcerer?

LOL, yeah the c'penters call it a lockout. They're locked out so we can do the final.

Sometimes in a thread someone mentions "level 3" finish, I was curious. It's the drywallers definition of finishes. Someone sent me a link.

How often do you guys come across a level 5 finish. Talking about a level 5 just for painting or whatever not because of wallpaper removal.
