Need Your Input!


I dont do much comercial painting Well new comercial anyway, But I am looking at a new building I think the GC Rally wants me to do it The problem is im not real sure about bidding practices on new comercial work, But I do know If im going to do it I want to make money.

I was hopeing you guys could give me some ideas on how to bid it?
It is aprox. 42,000 sq ft conventional steel & Tiltwall, with a Hobby Lobby finish out, it is actually two buildings one being just a shell..
Can you help me out?

I do alot of comercial one way you can lose your butt is if you are spraying steel (especially ceilings) and you forget to take into concideration the coverage per square ft. can be off by a mile because the steel isn't flat. I bid comercial usually by the job (time and materials) Because comercial usually pays more I bid it like I would a new home (time wise) then add 25% or so. Approximately 6.00 to 10.00 per square lineal.

Thats is labor only right?
And how do you figure sqaure lineal?

As far as labor only...I have a real good relationship with the contractors and business owners so I pretty much know what they are willing to spend. I look at the project figure the substrait ie. is it mostly drywall or steel, then I work up a rough estimate for materials. If its high walls lots of detail (masking etc.) I will give them the option of paying for materials. Example: 42,000 sqft mostly steel, no trim, doors included... 3.00 per sq equals 126,000 plus 100.00 per door guessing 15 doors brings us to 127,500. This would also include ceilings. (Manufacturing plants for example, may have a huge floor space but not much wall space) The above example would include materials.

Another option would be to measure the wall space specifically, figure 4.00 to 6.00 per sq ft. average your materials give them the option of paying labor only. Bill per sq. accordingly.

I hope this wasn't to confusing... it's eaiser to explain in person.

Thanks for the feed back so far..
Like I said it is a Hobby Lobby finish out there are restrooms,a break room, 3 offices 13 interior doors 3 service doors..Oh yeah the outside is calling for a textured exterior coating, called Thorocoat I have used it once before on a large custom home I remeber it was exspensive..
I am really haveing a hard time finding a number as I said I very rarely do new commercial.. Thanks in advance for any help with this
