Yes, from what my cousin tells me, he has been doing more and more asking around and discovered that he is not the only one who gets to fix the work of your crew. You are providing alot of opportunities for the good guys to help people get what they want after the smoke and mirrors carnival leaves the neighborhood. Its just a darn shame for the customers who have to experience this.

Looks good. I always like the re-paint restoration work. Even better when the homeowner has the cash flow to pay for it...

As far as this price thing. I think the market will allow for each persons rep along with their own conscience.

One time I was on a bid with my Grandpa and he quoted a lady to paint her hex shaped foyer ceiling that was probably 200SF about $1800 maybe a little less. I asked"Papa why so much" He replied in only his stern voice could"BECAUSE I CAN!" I guess he never had a problem with his service being worth so much lol.

with do many low ballers out there we need people with strength to say their company is worth what it is getting paid. Of coarse, prices are relative to the area and what the owner thinks according to their own conscience.

Gotta get to bed. It is just so nice being able to complete the days business at 3AM while everyone is asleep...including the wife :>)

I must be the only one here who prices jobs by first calculating the man hours I believe it will take to complete the job, then doing the math accordingly. I've never read so many friggin square foot prices in my painting career, don't you people price by the man hour. I typically shoot for 40 bucks a man hour, sometimes it works out much better than that though.

On another note, Mike it's hard to believe noone's punched you in your face yet. I'm sure those East End lawyers and doctors love that high pressure, high pressure cooker, never take no for an answer sales style of yours.

Dorman - square footage prices are necessary when you have more than one painter working and for large projects. sure you can bid your mom's garage hourly but when you have a $50K project or larger with a 5 to 10 man crew its difficult to put an accurate hourly time on it. you can get close but to be competitive you should probably figure out some square footage prices that are equal to your hourly rate.

Dorman, I had a signed up customer tell me the other day that I am good but almost to high pressure for him. I replied if I were just a little bit not much but a little bit worse or a little bit less high pressure you would of never signed today. Then he said I bet you have been kicked out of a house doing an estimate before, I said you got me there but I can promise you this, for the folks that signed up there is not one who said they regretted it.


Sq. Ft. Pricing, When I show up on a job to bid, I measure every paintable surface and I have sq. ft. and ln. ft. pricing for everything possible, the pricing is figured originally by the production rate and material rate, with out measuring you are guessing. I add value by measuring.

The 2 days we rode together last year on your 7 appointments told me that!

Thanks again for letting me tag along Mike. I still use some of your tactics to get a signature and actually signed my last 3 of 4 last week by employing the porch light close. I do beleive of all the tools I seen you use, that is the best one of all.

Mike I can't honestly answer your question from that small picture. However, I've been to The Summit many times with the wife, but would have to probably spend an hour or two over there walking around to get a good feel about what's present.

I've often run my numbers against one another, man hour numbers versus the square foot numbers, and generally they pan out about the same. But on a simple exterior repaint with say two hundred linear feet of standard overhang, along with the gutters, I can figure that thing down to the man hour nine out of ten times. No need in having a square foot price or even linear foot price for that situation IMO.

I like to price my work by the days I believe it will take to complete the job. I'm a small company and generally use a two man formula for figuring most jobs. If I've got two men on a job for three days it's as follows, 48 hrs X $40.00/man hr.= $1920.00 total figure for that particular job.

I just figured an apt job at 31 grand and change, it entails 84 decks, 120 exterior doors/casings, 14 steps and railings, and a gazebo. The decks are all 6X9. This is a labor only figure, they supply the paint. I'll bet I don't get it because some lowballer thinks he can do it for half of that...
