Need Help Biding Exterior Historic Home
I have a question for all highly experienced painters, a question with little knowledge about the house for now. The home is located in downtown Milwaukee built in the 1880's. Home is mostly stone/ brick not painted most of the work consists of windows. Windows have been painted about six years ago little peeling and minor spot glazing. Some doors involved and two dormers. I kind of need an idea how much to bid the job or general window price. I left some pictures. Thanks in advance...

sorry, i wasn't finished and hit enter. The job is actually a building not a house womens club in Milwaukee. Lots of windows. I need a price on how to bid the windows being commercial. I'm thinking $100-$300 window based on size. 3 people working on the project with experience and currently live 30 min away. Usually for houses I bid 45-55 a window just to paint. I just need a base to go on then I will adjust.

Forget about price right now!! how many coats of paint?? are you going to be primimg any areas?? is there going to be a color change?? do you need to put up scaffolding?? thag could probably do it for 50c a window considering his low rates but dont listen to him he makes about 50,000 a year and thinks thats good...

Same color no scaffolding. It can be done with extension ladders only two stories. Painting will involve scraping and spot priming and then finish coat. Every window will be checked for glazing repair and spot glazed which will take time. I haven't given any proposals out yet but will early next week.

I honestly can't tell you what to charge because there are to many other variables involved but if it was me i'd probably be charging $350.00 to 450.00 per top window pics...But you need to come up with a price based on your production rates/overhead etc...What i need and you need to make a profit are not the same...

why don't you bid them the same as you would if they were on the ground then figure in how much time it will take to go up/down/around on a lift plus rental and you should be all set.

I'll look over everything again and re evaluate the job. Do contractors usually get paid more for commercial work vs. residential? Is their a % more tacked on that maybe I could apply here?

You may have to pull a permit, I had a job that I had to pull a permit to block off sidewalk in front of a store we worked on. they also made us rope our area off from the Public, I would do my homework but as for charging why not T&M that way your covered.

I didn't think of that. After a quick search I found that a right of way permit is needed to work on the sidewalk. Not sure how much but will call Milwaukee Development Center next week.
