need bid help

i recently had a freind call me to bid a hotel/motel paint job . this three story building is about 5 years old . he wants the hallways repainted from a blue to a beige. these will need two coats . the owner will furnish the material . the hallways are 7 ft high . the ceilings are tile and not to be painted . the doors and jambs are not to be repainted .the walls have the usual signage and lights that can be removed . the room numbers cannot be removed . the walls are in excellent condition and don.t need any repair .the total square footage is 24,756.i have one employee for help .i am located in the midwest. the floors are carpeted and have a 4 inch cove . i price my helper and myself out at 45.00 per hour , but can't seem to get a grip on the time needed to do this job. any help would be great. thanx very much..

Are you going to remove the switch plate covers or paint over them?

That's what switch plate covers are for...to keep the paint out of the switch!

Give the guy a break. He's an INDEPENDANT contractor. I think they're a little different than the rest of us. Yup different.

Build an exact replica of the hotel in your local park. Time yourself painting it. Use this number to calculate your labor hours. Easy as 1-2-3.

.46 cts a sq ft then multiply by street number of hotel and divide by 4
add in cost of paint, then knock your helper down to $30 dollars an hr and you should make some money.

I think he actually meant that he charged $45.00/hr. for both. He gets $35.00 the other guy gets $10.00 and real contractors get the shaft.

Andy.
