Metal Roof Paint Or Coating?


Does anyone have a good suggestion for what to use on a metal roof? its surface rusted and has a lot of former paint jobs peeling off of it. I was thinking of Rusty metal primer and DTM. One of my guys says there is an epoxy for this app that is bullet proof. Any ideas??

On jobs like this I always get my paint rep involved. Have him look at it and have him recomend a coating system on paper, tell him the owner wants it or you want to provide it as well as a written guarantee. That way you are fully covered if it goes wrong.

First off as for DTMs the only time I've ever seen them fail horribly is when there is a lot of old paint underneath. DTM bites hard and tends to make old coatings peel. If there is that much paint on there now and that much rust I'd price a full strip down to bare metal, even if you have to blast it. Anything less and chances are it'll peel at some point and you'll have an unhappy customer blaming you. Priming depends on what the roof is made of. It sounds like some sort of Ferrous metal with would call for a rust inhibitive primer. Red Oxide oil is usually best though some of the Acrylics like Davis W101 Acrylic Red Oxide are a good at rust inhibiting as oils are now. Once it's primed properly you could coat it with either oil or Acrylic DTM. Whichever would be preferred for you. Elastomerics are also an option.

Back when I managed a paint store Ben Moore made a paint especially for metal roofs, but that was a few years ago.

Bman, I would try and sand some of the rust off, or power wash it, then use Benjamin Moore's Iron Clad paint for metal it's self priming paint, two coats and you should be good.

now i've used ameron amershield epoxy on metal roofs that is definately bulletproof, sand off loose rust, pressure wash and spray it on

You need to use an elastomeric roof coating such as UNIFLEX Brand. Pressure wash the roof thoroughly with a min of 2200 PSI. Make sure all loose paint and debris is removed. I like to have contractors full prime with the UNIFLEX Zinc Chromate primer to control rust.....there is nothing better. Don't let people fool you about water-based primers being equivalent.......it just aint so!

Make sure you tighten any loose fasteners. If they cant be tightened, replace them with oversized fasterners. Tape all the seams with UNIFLEX waterproof tape. Apply two coats of Uniflex. The first coat is usually done in a gray color......this is a WEAR indicator. Elastomeric roof coatings are designed to weather sacrificially. As time passes, the topcoat color will wear away and expose the gray. This should be in 7-10 years. Sell the system as such and follow up on your job.........you will get lots of repeat business this way.

Uniflex is owned and sold through Sherwin-Williams across the country.
For the people who suggested epoxies.........Epoxies, in general, are WAY too stiff and are not flexible enough for use on expanding and contracting surfaces such as roof decking. Also, solvent borne epoxies CHALK severely when exposed to UV. Not at all what your customer wants to see, 3-6 Months after application.
