Marketing Idea For New Homes/spec Homes...


Help me out here....

Some of you might already do this.

With a slowing housing market in some parts of the country, and even where there isn't much of a slow down....

Has anyone arranged something with a homebuilder where the builder could offer some type of credit to a new home buyer for a complete interior repaint on their spec homes?

I'm doing one right now (NFL player actually) where the home buyer bought a $2mil spec home. They are having a designer choose all new colors for the interior of the house. The builder basically did the usually basic one color just about everywhere in the house.

It might help a builder sell some houses if the buyer knows they aren't going to have to sink another $3k in paint to get the house how they want it.

Good idea, terrible idea, everyone already does this?

Any help would be appreciated.

Selling a spec home that has been collecting dust for months is one of a builder's higher priorities. I think you have an awesome idea! It falls in the category of, "HEY! WHY DIDN'T I THINK OF THAT?"

Around these parts, builders strongly advise not to paint until after the one year inspection when all cosmetic repairs are finished. Cracks, nail pops, etc.

I have seen choice of color, choice of tile, granite, cabinets, landscaping, special doors, windows, bonus rooms, move-in expenses, drapes, carpeting, interior accent painting, fence staining....

Oh, a Porsche Boxster...

Incentives are a REAL thing in a buyers market.
Trick is, be first to offer the thing that works to make your sale profitable.
