Less Maintenance With EIFS Or Painted Wood / Siding, Etc. Ceilings, Soffits


Having a discussion with some about Less Maintenance with EIFS or Painted Wood / siding, etc. ceilings, soffits .

What do you think? Shouldn’t it be the same since EIFS is technically textured paint? VS a Painted Surface for example, exterior trim, soffits, ceilings etc? I mean, they are both painted surfaces correct? Should normal pressure washing every year keep them looking clean? This person claims with an EIFS finish, you don’t have to paint as much? I’m not disagreeing 100% but like to know what you guys think.

Systems like dryvit, decoplast, STO, etc...

Durock Allfacing use to promote their EIFS as self-cleaning...

I build several homes over a 10 year period with their product...I don't know if I would have called them self cleaning, but no maintenance was ever required on any of them such as needing paint, the color was integrated into the mix.

i dont know about the self cleaning, but i seen mold/algae on eifs before. So your saying EIFS will have a longer color retention time than a properly prepped surface? Wont fade or discolor?

From what I saw, including my own house. now keep in mind this work was completed a little over an hour north of Toronto, ON. so UV was not as bad as what I have here in California, where I have seen major fading, then again out here I only see 3 part stucco, no EIFS...insurance companies till aren't liking it.

House is Brick face with a wood trim , wood ceiling, house peak with t11, and few other others. client want something with little to none maintenace.

But what is the difference between EIFS finish vs a paint job? isnt the same stuff except its textures?

EIFS - Exterior Insulated Finish System

It's not just the surface, it's the whole system

Comprised of Expanded Polystyrene (NOT Extruded) this increases the exterior walls insulation value
Basecoat of cementious material and fibermesh
Finish Coat

Between basecoat and finish coat you may need to apply (paint) an acrylic coating depending on the thicknes/grain of the finish material

Google a web site for EIFS and get all the info you need...it's more than just paint
