Interior Painting Apartments


ok guys you can hit me hard,i am a roofer by trade,however have a chance to bid on painting the inside of very large apt. complex.price they quoated was paint walls only 2 coats basic white,labour only.apts average 950sq/ft to 1200 sq/ft.ready,they say 300-375 per unit.if you go by floor sq/ft thats.31 cents,sounds insane to me,even if you were to go by surface area seems very low. i,m ready start hitting and thanks,by the way this is in central indiana

I do a bit of my own painting, I think I'm not to bad at it, but for large jobs I've always found it best to leave painting to professional painters, it's what they do best.

I'm not sure anyone could speculate on the price being either to low or high without knowing more specifics and being familiar with the "going rate" in your area. If the 950sq/ft to 1200 sq/ft is one large room it might not be so bad, if it's two bedrooms, 2 bathrooms, a living room, a kitchen, a dining room with lots of molding with hard to get to areas and small closets it wouldn't be so good. Plus, are you spraying or rolling? Are the apartment all empty? I'd gladly pay someone 300-375 per unit to paint my apartments.

Maybe if walls, ceiling, trim is same color, sheen, all latex, no flooring to protect and have cheap labour.

The apartment complex i'm working on right now, the painters have it pretty easy. The units are complete remodels so there isn't much masking off. The doors and trim are all new. They fill the holes, sand, caulk, and spray. The walls and ceiling get two coats of flat rolled on. The kitchens and bathrooms get semigloss. After that the cabinets counters and everything else goes in. So with a job like that you might make some money, but if you're spending all day masking everything off or cutting in it might not be worth it at that price. You'll just have to figure out how much time it's going to take to complete each unit and decide if the money they're talking about is enough for you.

Any "punchout" type work I've done was a while ago, but all I remeber is spraying everything (cieling, walls) than trim (latex) have a guy cut and roll the bathrooms and your out. A good crew of four can knock out 3 or 4 a day.

If you can whip out one apt. a day at 350 labor only you'd be fine
If you paint as fast as I roof, you could get slaughtered

I started my painting company after spending months interviewing property owners, managers and management companys. What I found out was that their biggest problem was turn around and scheduling. First they had their maintenance guys go in an change locks, toilet seats, bulbs, smoke alarm batterys, fix towel bars, range pans etc. Then they had to schedule the painters to come in. Sometimes they needed an electrician for a bad light fixture or ceiling fan. Then the carpets or vynal had to be repaced or cleaned. Then they had to schedule the cleaning crew after all that. Trying to get all those different companys to show up on time and in the right order with no cancellations was a nightmare for them. All this work must be done with a 3 day turn around in order to rent it right away. Well I didn't know much about painting then but I could fix anything. I got a job with a contractor that specialized in apt. painting and after two years I was ready to start my business. I named my business One Call Painting & Maintenence Co. Hired a couple of cleaning people, a painter helper and off we went. They only made two phone calls. One to me and one to the flooring co. If the carpets needed cleaning one call. I subed out the carpet cleaning to my next door neighbor. He was fast, reliable and good. Well it's been 25 years now and I have over 400 units I'm responsible for along with 20 or more rental homes. We get em' ready to rent and maintain them once they are rented. 2 properties have never called another company in 16 years. For painting in Los Gatos, Ca. we charge $650.00 for two bedrooms and 2 baths but we average more than that for the cleaning and maintenance. The phone rings off the hook scheduling next months move outs or remodels. If you can offer more services than just painting....profits go way up! Good luck, hope I sparked some ideas.
