How Do You Bid Acoustic Ceiling Removal


Just had a question on bidding an acoustic ceiling removal, is it by the square foot of Time and material? a job came up the involves this task. I know how to do it but I have never bid it.

I use a basic production rate of 50 square feet per hour for removal. I also take into consideration protection of walls, flooring, etc. and add for that. I also add for repairs-- the extent of the repairs will be determined by the new texture.

So, while I allow 2 hours for a 10' x 10' room, quite a bit more time is added for the other variables and considerations.

How deep is a hole?

It's tough to give you numbers on this. I've seen some wild numbers in 28 years.

First off, if the room is 20 years old or older, you should check for asbestos.

Do this job by the hour so you don't lose money...

Per sf numbers are ridiculous because the actual scraping of the ceiling may be the easy part. Then again, it may be the hard part

Do yourself a favor and price by the hour.
