Hotel Renovation, Need Estimate Help!
I have a contract with a hotel owner in Clarksville, TN.
It starts this spring and he wants me to do two sample rooms;
One flat finish and one medium knockdown
Both include stripping VWC
103 rooms total for the job itself and I was just wondering what better; a flat rate per room or breaking each stage down and pricing it that way. If possible also the general pricing for at least the texture application.

If all the rooms are the same or similar, wouldn't it be easy to give a rate per room?

Your right
it is wiser but what about the sample room? If you had to strip the wall covering and then texture it with three coats of paint what would you charge?

T&M - then figure out a system & how long it will take you for each room (you should get faster anywhere from 10% - 20% faster) Price accordingly
2nd Option - Flat price on 1st room including anything that can go wrong & add 10% - this way you can drop off the 10%, or find out that it is the right price - you don't want to go back & up the price for the rest of the rooms
Make sure you have on the contract - additional charges of $X will be added for patches, etc....

1... Hire an paint estimator or join PDCA, or better yet learn by your mistakes....
If you want a set price I know estimators who will except blusprints, can also give job info and they will give you a quote, do you know your production rates??

I think the pricing would also depend on how many rooms @ one time you will be able to work on. Also, we usaully don't ask to get paid for the model rooms we do until we are working on the rest of the rooms in that section of the hotel. Is it a total room renovation? Or will you have to cover carpet, base, doors, corridor carpet ect.............. Are you furnishing all the material? You can be sure there's going to be drywall repairs to do uderneath the wallpaper. How easy will the wallpaper come off? As you can see there are a lot of variables when bidding a job like this. And hotels are usually under a very tight schedule, so be prepared for some pressure.

Company I estimate for is a member of PDCA. Kick ass group! I'm not involved with the dealings, that's mainly up to the owners and general manager.

Experience: Formerly an outside sales rep for a paint manufacturer. Was offered a better job as an estimator for a paint contractor company and never looked back. So when I give my .02 cents, well it still doesn't matter...
