Help On Pricing Sqf On Houses


Ok you could say that i have been on business for a year....we were subcontractors for this lovely lady, which help us a lot. we worked for her and you could say she was getting paid for finding the jobs...she says she pay us for the sqf 1.90 ,she pays for the materials..do...

even do we dont see any blueprints you could say she pays us decently (20,000 dolars in profits last year) thats after paying for the insurenses and taxes... and now were having a meeting with the builder because shes retiring she has already giving me everything that i need to charge....the thing is what would you do in my position i have heard that in my area we charge 2.80 the sqf...but the inside of this houses are painted oil based and the crown molding on all the rooms...should i flately just charge 3 on the sqf and do you charge the porches by the same sqf? just help on any feed back

If you are going to guess... Just make sure it's in your favour... In your case it may be better to charge too much and have to appologize, then too little and have to fold up shop cause you're broke.

Sounds like your talking footprint, new construction.... 70x30 is 2100 square, x your 2.80, 5880.00... minus paint and labor, about 2500-3000 profit per house. Question is, can you do it quickly enough and can afford to do it for that amount of profit? If not, go to your 3. Porches are normally "non-heated" areas and are extras, as are gelstain or custom front door colors, mantles and more.

yeah i went over with her on the pricing..and everything sounds good...
i guess the hard work is finally paying off..sorry about the way i explained myself in the beggining..what i meant is that with 3 workers..i had on my companies w-2...around 130,000 dollars...and with repaints my profit was around 20,000 dollars..and that were talking about 50 to 60 hours weekly....

now...we went over the extras and everything sounds good...thanks believe it or not...thanks to this forum...i went with the mentality of charging more..and apologizing later...from now on...i am going to put more threads on this site...is great

brushslinger and danahy....you know i was going over the receipts on the amounts she paid us...and you could say that on a 3800 she was paying us around 8000 dolars with garage and porches included...and extra colors...and come to thing of it ..if she spent around 2500 on materials... it does sound right my proposol...you could say she got paid around 11,400 dolares on the 3,800 sqf...but the extras such as porches and garages....she kept it for her...all of the sudden i think i am moving up the ladder you could say on the extras such as the garage and porches...and the left over on the house..

i can pocket the 900 she kept..after materials and labor now garage and porches i can easily pocket around 2,600 dollars extra...so in others words..taking the middle men out of the picture i am easily making 3500 more per house...I AM SO HAPPY...hopely everything keeps going the way it is...and if i need any advice i know were to come...thanks

Where are these jobs, located? where are you from and what do you think is going to happen in the next ten years if you keep on?? 40,000 plus a year?? C-mon Man that is why I absolutly hate new const. and It cost more to operate and pay a crew MORE than what it is worth to operate. Move over to remodeling and name prices watch your business grow!!! Now is the time New const. is coming to a HALT!!

I worked in the raleigh area in north carolina , and I take every opinion under consideration and jethro...could you advise me how I can go into the remodeling business ....you could say I am young and eager..i worked with my father and brother so we really dont EVER put overtime...so we keep the payrolls to the minimum (yeah right i had to pay 4000 and the adjustment of my policy) because i did not report two workers on the insurance....

and sometimes we do put a lot of hours on one of those houses...and sometimes doing the math..we make around 18 to 19 dollars a mens work hour....but now things to getting the middle men out...with that money i can really start doing something....

WOW things are really looking up for you. Don't put 22 men on Ins. and get charged in the end. That is a great way to go. Maybe this year you won't get caught and you can pocket the $4K AND NOT PAY INS. but OOOPS, one day you are in a rush to get that job done and one of your guys fals off a ladder....bye bye to all of your profits and future earnings. I am glad I live in NJ

they did and audit...and thats why i had to pay that money...now you could say is that all of my guys are insured....since is a family business...you could say were willing to keep everything as transparent as we can
