Help with exterior paint in the Denver , CO area
Hey Guys, I am a 25+ year Tile contractor that lives in the Denver, CO burbs. I use to paint houses when I was in college, but I am by no means a paint pro. My house, needs the exterior re-painted as it is now 10 years old. I could buy an airless Titan 640ix and ladders and do it myself one side at a time, but I am also considering having a pro do it. The house is a US Homes track two story 2000 sq ft interior w/ 1000 ft basement (not walk out).
Biggest question: What brand of paint should I use? I'm thinking I want something that will last 10 years and be a self priming one coat application. Spray the body, brush/roll the trim.
What should I expect to pay a pro?

That's hell of a deal Mike...ya painting it in gold leaf??? Really though...what paint would you recommend? SW Duration?

Duration is good paint but it can be a little finicky at times. I would use sherwin williams super paint instead. A little more forgiving in heat. You're most likely going to miss a lot on your first time up so you may as well plan on spraying it twice anyway.

I say if you are going to hire a professional (which I would do if I were you) I would ask a bunch of questions and see what they have to say. There is no 10 yr paint.. just letting you know right now. If there was there would be lead in it.
I say pay what you are comfortable paying for the quality you will get.. you are a professional.. just reverse engineer the process..
or tree fiddy!  what ever is more

No gold leaf,
Before we get to far in to what paint is best. Let me ask you this Sir, have you gave it any thought to how much this painting investment is going to cost you if you need to hire a company? Or how much it will cost you to do this project your self?
Depending on your type of budget this is going to determine what paint you can use for this project, everyone want's the best and I am sure you do but let's get down to numbers, what is the most you can pay and the reason I ask is if you only have 3k to your name not saying you do but if you did then a 6k paint job is certainly out of the question, also how long do you want to stay in your house?

Mike, Our house is 3 years away from being paid off, we are staying in this house as far as I can see. I think/research everything out before I do it that is why I was asking you paint pro's about a good paint and not just running to HD and buying a BEHR. I don't need to be interrogated how much $ I have or don't have, just wanted to know what a decent paint is to use, and what a fair ball park price is. I have been in the trades since 1980, I know how this works. Just wanted a paint recommendation from you guys that work with it everyday so I can tell the Paint contractor this is what I want to use. Mike I believe you have good intentions with your responces but I think your approach is off base, at lease that's the way it rubs me. Not flaming you one bit, But I just wanted a simple question from you paint guys, what exterior paint do you like for the exterior...As far as prices jeeeze I know no one wants to bid a job over the phone... I was just looking for a ballpark so i have some idea when I evaluate the pros bids.
There is a very good possibility I am going to hire pro. I'll get 3 bids and ask lots of questions. Reverse engineering in process. Thanks for the tip on Sherwin Williams Super Paint.

So what happens if you call out three duds. Not because they show up to quote you a price means they know what they are doing.
So how do you arrive at your budget to paint the house?
What if you have 3K and all 3 bids come back at 6K or more?

With all due respect ...I will know if 3 duds show up. I have been in construction for 27 years, give me a break here.
My budget is whatever is needed to paint the house with a good quality paint and be painted by someone who knows what they are doing. I have the $ to paint the house whether I hire someone and go this route or I go out and buy an airless and a few brushes and ladders and do it myself.
Forget the question about cost, I will get that figured out.
My main question was what kind of paint do you guys like. As for now I will go talk with the SW local store about their Super Paint.

Forget it guys....I have done a search, just wanted to hear directly from the paint guys. No need to waste your time typing....
Wow...got any questions you need to know from a 25 + year Tile contractor... naw... nevermind. Thin-set...what's thin-set??? LOL.

Alex,
You can't go wrong with SW Duration, Superpaint, or even the A-100. Use flat though.
I do a lot of "horse trading" when I need something. Contact some painters about doing tile work in exchange for their work.
If you hire a professional that will do it for cash as a side job, figure around $2000 plus paint. If you go with a contractor, figure around twice that.
I haven't seen it, just guessing.

No problem Alex,
Flat on the body, satin on the trim. You can probably save a half day of labor cost if you pressure wash it yourself.

Do a thread search on "how much should I charge" Alex and you will see the type of reponses given here. Pricing is hard do give on the net. Pricing varies from location, company overhead and so forth. Had you left the expect to pay part out there would have been plenty of positive helpful posts.

No worries strathd...all my fault for asking the wrong question. Flip the tables here: If someone asked me "How much can I expect to pay for a slate floor installed" With a few questions on size, substrate, sq. ft. area, I can give someone a ballpark figure without any BS. No need to educate me on pricing, I have been in construction for a 27 years and price tile jobs almost everyday. If it was my fault for asking that of the paint guys, I will accept that and move on. As I said, forget it and sorry I asked. I meant no one any harm here just wanted a ballpark figure from you painting pros. No worries, Peace out.

I call the BS card, if time and money will determine you hiring someone, then the part you said you will pay what ever it takes to hire someone is wrong. I would not end up leaving this person a price.
