This Guy Takes The Cake........
Ok we are always talking about wierded out customers and the way they try to pull the wool over our eyes half of the time, but this guy takes the cake.
I'm working on this piece of crap two story barn style house for another one of those house flippers right now. I think he has really watched to many flip this house shows. Another contractor called me on him because he was doing roof repairs on the piece of crap cedar shake roof that needs completely torn off and replaced with a new comp roof. I mean It is completely shot. I went over the inside re-texture and paint ceiling and walls only on the job with this jerk and gave him a bid. Meanwhile the other contractor was removing the popcorn textured ceiling, and we were to do the ceilings in orange peal and the walls only where the wallpaper was to match the existing knockdown IE couple bathrooms and entry way. Ok so far I got the bid to texture and paint walls and ceilings. We are on this project now. The guy comes in next day and starts saying you are doing all of the doors and the trim and taking down all of the light fixtures and electronic intercom system out of the walls right?? Im like NO we only doing what was in the original contract. He is MR. add-on! I swear they just keep getting worser every freaking day. Then my buddy and his partner the other contractors come to me and start talking to me about what a Jerk he is. Whilst he has asked them and myself to give him a bid on the exterior and tried to tell us both not to talk to each other about bidding. We laughed at him what a fool he is digging himself in deeper and deeper. We are going to talk and the other contractor just looked at him and said "We'll talk any time we like we have cell phones" I about cracked up when he said that to the guy. He has already tried to blame me for the garage door opener that quit the first day we started. I had to tell him that we weren't responsible and that we aren't going to fix it and to call an electrician! I can't wait to see the look on his face today when I hand him the change order bid. The guys own G-friend showed up on the job and asked us what we thought about D-head reffering to him the HO. And just started talking bad about him. The piece of crap roof repair still leaks like a siv and we cant even paint in one room because of it. He tried to tell my contractor buddy that he need to guarantee the roof repairs so it will pass inspection! Where do these people get off? I mean you tell them the right thing up front and they do just the opposite It's like they all went to the same dumbass school. I think maybe I should out bid myself the rest of the way on this one. Problem is thats what the other contractor wants to do to.ROFLMAO

When they come at you with "While you are here.... " statements tell them right from the start.... "I'll get you a price on that!!" Give them that answer everytime and soon they will clue in. None of us need to do stuff for free!! A lot of these guys think because they hired us they own us.... NOT!!!

That opens up doors to building in profits to cover my time doing free estimates. One customers profit will pay for the time I spent on 5 bids I didn't get. If I was the customer, I wouldn't want to pay for the other 5 people. Referrals are the best way to nail the free bid down. I don't want to live and breath painting. Sounds like they have seen too many tv shows where they have this scenario:
"I bought the house for 200,000 I put 27,000 in it and totally rebuilt the house. now it's worth about 750,000. Oh look, the realtor has a contract for me. It sold for 774,000. woo-hoo" Give me a break. People watch that stuff and they get ideas in their heads that don't match reality for 99% of the real world. People overpay for a property, start working on it, they start to realize that they can't sell it for what they thought, then start looking for a bunch of free work to bail themselves out of their own jam. Oh Yeah He's still at it. Still hasent done a damn thing to help the roof but have a guy walking around up on it and had him Blow it Off with a blower!!! It took a bunch of shingles with it the guy even told me so!
Then the leak in the pool room grew and created more joints to seperate and mold to grow on the ceiling. I talked to the flipper guy yesterday he calls and I tell him he had better get on the roof repair, at least for the the hottub room so that we can paint it as it's part of the contract. He then starts asking me what to do about the roof how would I fix it and what seems to be the problem. I tell him I am not offering anymore free advise and since I am not a roofer anymore I cannot tell him what he should do and that I did not want to be invloved as he may have some sort of case against me and I am just painting the house as stated in my contract. Then He got Pissed and asked why I would say such a thing, and I told him look buddy I have work to do and I cant be running around this house telling you how to have other people fix it now let me get back to work. He hung up

Quick run away! Is there a way to put one of those big blue plastic covers over the roof as a temporary fix so that you can finish your job? I see roofers use them all of the time.
How about just telling the guy you will come back when the roof is fixed. Take a draw on the job for the 75% and go back when it is ready or take the 25% hit and run; the guy isn't going to be happy anyway. That's what he is doing to you hit and run and you just agree to it. Or, give it back to him...tell the customer that you are on your Summer schedule and really busy for the entire summer and that any time delays on his part that prevents you from doing your job has financial consequences for him. Tell him you can charge him for any time delays and see how pissed off he gets then. There is a thing such as contractual responsibility for time delays though you didn't write it into your contract. |

I heard form this guy again yesterday as I was finishing up on the int. ceiling re-texture and paint. Seems he is ready to go ahead and start the painting on the ext. and he finally woke up and listened to some roofer that told him the whole roof needs replaced. Roofer Is going to get that done by some time next week, so could I get started on the exterior?
At first I said yes as his initial bid just for one body color of paint (which is what he said specifically) was to be used on the ext. so I bid it at $2750.00 He said " Ok so we are going with the brown and the tan same as before right?", I said " No we discussed only one body color is what you wanted." He said "No thats not what I said before, you misunderstood me". I then proceeded to tell him I heard him just fine and now it will cost him more for the two tone It will now be $3,000.00 He then hung up the phone promptly. So then I called him back and told him that we would not be interested in painting the exterior or doing anything else for him ever again and that we were now through. He called me back and says that I stoled his GF's ice chest off the job. Well I know now who took it and I am going to replace it but it was not me and I already fired the guy for being unreliable. So then we get into an argument over the tile he picked my brain for the sq. footage and at first I refused to give him the sq. footage on the tile work in three bathrms and one pool rm ( Jacuzzi rm spa). He did finally get the sq. footage out of me after I told him I would trade him the sq. footage for a check on additional work. I told his daughter over the phone the sq. footage on the tile that night after receiving the check form him. He then called around just as I said to Lowball my price on tile which he promised me at $7.00 a sq. ft. plus tear out. He lied. I am taking him back his key today and doing anything I can to get away from him and his stupid house. I am goin to reimburse him on the pool room get the F***k out of there!!
