Exterior House


Talked about this topic a couple days ago. Don't plan on doing many exteriors but was wondering how others do the bidding. I know overheads and locations have alot to do with pricing. I'm doing T & M for this job. Just was trying to get a idea if others have a couple dif. set Sqft. price for Spraying and brushing and rolling. I will be spraying. Just trying to get ideas from others. I know after i do the job I will have a good idea with the bidding once i know how long each step with the power washing,prepping and then spraying will take. Just trying to see what others bid for Sqft pricing on spraying versus rolling and brushing. Any tips or advice would be great.

I'm not a big sq ft guy. I bid based on time. The best way to be accurate on bidding is to know how long things should take. Bidding per square is good for huge jobs or commercial, but for smaller projects IMO it's not so accurate.

To be completely honest, I feel like knowing your overhead and "how" you're getting your numbers is just as important as actually painting. If you don't have numbers set in place for overhead...get some quick. If you need some tips, pm me or any of the other more reputable guys in here, we'll get you squared away.

Thanks for the feedback. I think I may take you up on the offer and Will pm u a lil later. Just to get some better ideas and ways of running the business. Just started the business not to long ago, so theres a ton i still need to learn.

i like to itemise the whole the job, example

15 windows i know for certain windows it takes .5 to paint them so thats 8 hrs of labor (round in my favor always), and about 1 gallon of paint.

I like to do this for every part of the exterior, doors, shutter siding, etc...

I generally figure the time required to do the job first, in man-days, then add paint, any rental equipment required, plus about 3% of the labor total for misc. supplies such as caulk, plastic tape, etc.

I didn't get the formula from a book or guide, I sort or developed this formula over the years and it just seems to work for me.

The key is making sure you're charging enough per man per day.

I'll admit, i'm a square foot guy but.. exteriors I still use my dads version and it comes it fairly close still today. 1000 for single story base, 1500 for split, 2000 for two story...... 100 per hole (window/door). Most people have changed to maint free windows but with inflation over 20 years... it still brings me within 100 dollars of people here on an eyeball.

I like to work backwards - I take notes on how long everything takes - and then figure how much 'house' can I paint in 50 hour allotments. So eventually you know that this house can be painted in 100 Man hours or 150 or 200 etc. And I have a set price - basically I think your house should take anywhere between 160 to 190 man hours I bill that as 200 man hours plus materials. I ain't going to shave 100's to get a job. If a customer is shopping that badly - they end up being pita - customers that pay well, end up getting royal treatments and little extras at no extra cost within reason. Customers on a tight budget are a paint to work for.
