Dorm Painting in Boston

Hi,
I am looking for some help quoting a job. I have been asked to quote a 24,000 sq foot job (surface area, floor to ceiling 9')

I have no idea what the market rate would be. I have no problem working out the materials, what I need help with is the labor...
The guys that I have talked to are quoting $18.00 an hour for painters that are non-union and have a year experience. I still need to figure out a price for the client (a school who is getting 3 bids) any ideas on a formula based on sq. foot that might work in the Boston area?

You might want to post it on painttalk.com (sister site) there are a few painters from the area on that site. Talking to painters that I know it looks like the commercial work has picked up a bunch in the past 2 months.

Any thoughts on billing, normally I ask for 1/3 upfront for 1 week jobs and 2/3 upon completion. What is the normal for commercial? I am assuming that they are slower to pay, is that a correct assumption?

I just got a check from a commerical job we started in December, we got half the original.....will be at least another 30-60- days for the balance.

If you want to do commerical work, make sure you have the resources and a good lawyer.
