Just noticed your location...back in the day, i worked for a GC and a framing sub out of the area...Brendon Homes was how I got into this field (carpentry nowadays) They are out of Framingham these days...had 100 lot subdivision in Westborough (Uhlman Farms), Tall Pines in Northborough, and another in Southborough...Used to have lunch on occasion at Kennedy's. I guess most suggestions here make sense one way or another.
You can't usually go wrong with what most pros recommend.
The Paint Quality Institute info though useful most of the time,
could be biased since they are the public face of Rohm and Haas,
a leading supplier of Raw Materials for acrylic paint.

George, thats a good point about R&H, tho it wouldn't serve their purposes very well to recommend a product that failed in the application.

Like anything else when it comes to coatings, prep is the implied key to sucess.
