Deck Sealing

I was wondering what the normal price is to seal a 20 by 20 deck with 2 coats. I was also wondering if anyone knows do u have to power wash it before or will a simple hose off or sweep off be good enough. The deck is fairly new about 1-2 years

You need to find out how to prep a job properly before you go pricing a stain job......if you seal/stain over dirt & mold/mildew, your stain will fail before you get to the bank.

If the deck has never been sealed or stained you can prep it with a light, non aggresive cleaner (LOW PRESSURE 500 psi -if you use a pressure washer) - a deck wash solution. Let it dry sufficiently (per the mfg suggestions) before applying the stain.

20 x 20 deck. Elevated or ground level, rails, spindles, steps? You probably need to measure more accurately or you'll find yourself short on product as well !

Call three companies for estimates, you'll get three different quotes

you should only coat once. I would charge about $500 if you don't powerwash it will turned black in a month

Deck Sealing is part of the process

Deck sealing is just the last step in the wood restoration process. You can't skip the other steps and just jump to the last one and expect the deck to look good. The number one reason a sealer fails is because the wood was not prepped properly. If you just sweep the deck off and rinse it down it won't matter if the sealer you put on it is $100 a gallon, in three months the sealer will have failed and the deck will look like crap.

As far as one coat or two coats it really depends on the sealer being used, follow the manufacturers instructions. Without more information about the deck it is really hard to just throw a price out there. There are too many variables involved and you haven't given us enough detail.

if its a two coat seal its cheep crap remember its your reputation. and a 2 coat sealer well 2 coats costs twice as much.
