Could The Cooling House Market Actually Be A Good Thing For Us?
I trying to find the bright side in cooling housing market.
There was an article in the Atlanta paper about several Metro Broker signs in the Atlanta area. These particular signs are huge billboards on the interstate that list the total houses on the maket in the Atlanta area (I think they use like a 30 mile radius around the city). The article in the paper was about how for the first time in Atlanta history, the total number of houses for sale went over 100,000 (it's actually 105,000 right now...and it seems to keep going up). Sales are slowing and the number of houses for sale will probably keep rising. It's buyers market. So, this is my thought. There use to be many houses in Atlanta that sell just about as soon as they put the sign in the yard. If that's happening, what incentive does someone have to repaint the outside of their house to help it sell? Now that the market is slowing.....are people going to have to "try to sell their house" a little harder? Maybe a fresh coat of paint to help with the curb appeal? Maybe repainting the fire red dinning room to make it have more general appeal? Could a more competitive home market be a good thing for the painting industry? |

It's not good for the new construction painting people.
Most in this forum are repaint specialists. So, if people don't sell, they may choose to remodel or paint. It's still early in the year for exteriors. I suspect when the exterior painting gets going some of us won't be as worried until winter again. My experience has always been that there are enough exteriors to do all summer, but it picks up even more in the fall. I always recommend painting exterior in the fall since there is less humidity. Homes for sale are good for quicky jobs, but most don't require the high end work we like to do. Despite the housing slowdown, certain states are expanding at a higher rate than the rest of the country. Georgia is one of them. Arizona is another. |

Yeah I'm mostly custom re-paints
When money gets tight more homeowners opt for a re-paint instead of a re-model, so I can stay busier than say a framer or rocker

I agree also about re paints, but my theory tho is most people are in homes that they shouldn't of bought in the first place and with raising rates and the whole sub prime mortgage thing... If you have a niche in high end home your doing fine. If you work in border line homes where maybe a homeowners money is tight right now or they are nervous about the market they may opt to not do anything or god forbid start trying to do things themselves...

Haven't really noticed a slowdown here, a bit last year when the market rates went through the roof but... we have new construction all over the place right now. Repaints are on the rebound with the tax season coming back, summer is in full swing for exterior, commercial is booming, houses going up everywhere.... i'm fat.
