Coastal Painter
Hi ya'll South Houston texas here. A real cool site for sure..
Seems to be a lot of chat about pricing. etc.. Question for ya.. I am bidding an interior job, 2 bedrooms, 2 baths, 3 closets, 1 hallway, all drywall repaints (all normal size.i.e. 10 x 12 b/r's.. Also have 12 wooden doors to paint.) Is 275.00 per bedroom and (2) 550.00 135.00 per bath and (2) 270.00 75.00 per closet and (3) 225.00 12 doors (both sides) @ 70.00 per door (12) 840.00 Total 1885.00 This is labor only HO supplying a premium paint Seem about right??? All paint work is rolled and brushed as home is furnished to a certain degree. Not a lot of furniture. (weekend) home Also . All doors are trimmed and base molds.. ceilings and walls. Minimul prep a little caulking needed at trim.. Lemme Know whay ya'll think.. Once again glad to have found this site laters' coastal painter |

I would charge (and get) about twice that much. Those bathrooms will take longer than the bedrooms! We get $150 a door. But your in texas and i'm in maine. Apples & Oranges.

hey thanx for the reply, well down here we have a TON of "station wagon bandits" who undercut many of us Established painters.. I WILL not work for 50 bucks a day and all the beer I can drink hahahahhaha
Well gonna submit the bid and if he takes It fine ..if he dont?? Goin' fishing.. (will save money that way) |

Labor only? That would work for me if I could get it here in Nw Alabama. 3 maybe 4 days considering variables?

Sounds good i would bump up the price for the bathrooms, you could get killed on that price in some bathrooms. I would also bump up the door price to 90. Screw it i would bump up the whole job at least 500.

I don't care much for bths and closets either. I'd still do it though. The guy I worked f or last year would jump through hoops for that kind of money for that amount of work. Of course he could have been misleading me sometimes. I don't much think so though.

Did you mean that you have to paint cases, base and crown molding as well as all the walls in these areas?

Price just went up
I almost always run into problems with this First off, it's not labor only if the customer supplies the paint It's labor plus sundries, which add up to quite a bit and the H/Os are clueless about that And then it's labor sitting around waiting for the HO to get back with the paint (they are also dropping off the drycleaning, and picking the kids up, so it may be a while), or sending someone back to get the right stuff, or some more stuff because they didn't get enough in the first place And your gonna have to go to the store anyway for those sundries Really, my total bid goes up by a minimum of 30% even if I know which paint they CLAIM they are going to buy (many change their minds before actually returning with the cans) Often it's 50% I don't supply the paint to make money (I don't really make anything off it), just to ensure the quality and smooth completion of the project A customer wanting to supply the paint almost always is looking to shave a few pennies...and it's usually at the contractor's expense

The last time I let the homeowner supply the paint she came back with Ralph Lauren Suede and wanted it put on like regular paint. Trying to explain that this stuff is made for textured (faux) finishes and she did not know what that was!!!! HOME DEPOT arggghhhhhhh
