best paint to use for porch floor?
Have to repaint my MIL porch and floor. what Benjamin moore or SW paint will hold up the best? I am actually doing the whole porch but it is the floor hat concerns me the most.

The most durable paint that I have experience with on porches is SW Armorseal/Treadplex. I painted 200 yards of raw wood bleachers at a local high school a couple of years ago and they still look solid. The only sheens are semi and gloss. This product is undoubtedly one of the most durable paints for a porch or deck.
It's listed at $70 a gallon, if you can get it at 45, it'll be worth it. Talk to your rep and he'll work with you.

Yeah man,
I did a porch with armorseal last summer and it has held up very very well. I can tell it's going to be on there a long time. I've used gliden porch & floor for the lower end work and it's comparable but it's not the same.

I agree 100%, I did many a porch floor and concrete as well, with treadplex, been on my basement stairs for last 10 yrs............

You can use ICI's GroundWorks. It is AWESOME stuff. Also they sale a line of different sized fine aggregate for traction. It is DEF. worth a look into.

use flood stain......................guaranteed for 3 years on decks thats INSANE for decks... its ultimate.

410tip - Sounds like a great product. Interested to know if you applied SW Armorseal/Tread directly to raw wood, or used a primer before applic. If so, what type of primer? Interested in trying this SW product on our next porch that was previously painted with SW Deckscapes (Oil). Thanks.

I know his methods, he primed it with Bulseye 123. It is the best

No need to prime. It is self priming. Wash it the deck down, sand it, and broom off all the dust. I two coated everything and gave it a 2 day window to cure before I recoated it. It dries hard as a rock...good stuff and will eliminate call backs.
