1600 Sf House - Ballpark Cost To Paint


Ok folks here's one for you:

We gave a lady a bid on painting an approx 1600 sf house.

The siding is asbestos shingles - we would definitely spray it.

She wants 2 coats on house and 2 coats on the trim (trim a diff color of course)

The is quite a bit of scraping and prep to be done on the facia.

There is also minor caulking to be done.

She insists on Sherwin Williams paint which is 29.99 per gallon.

We gave her a bid of 1500.00 including all labor and materials and she believes that is too high.

We use a crew of 2 people.

Any idea where we should be on this bid? Are we way out of the water on this? We are in the Ocala, FL area.

$1500
Minus (I guesstimate) 10 gallons @ 30.00
Down to $1200.
Quite a bit of prep could be one full day for 2, or 3 days
Lets call it one day for two men.
Minus another $400.
We're at $800.
If you can get all the painting done in 2 more days, then you will maybe break even.
Don't forget all the sundries involved you need, plastic, tape, thinner, roller covers, etc etc.

I say the price was way too low. But the description you gave is way too vague, and not knowing diddly about your productions rates, I have no idea if the price is right or wrong.

I am assuming that you mean the floor square footage is 1,600 sq ft and not the wall area. The lady you are dealing with is obviously living in the 1960's or has absolutely no clue what all is involved in completing the project. Its hard to give an exact price without seeing a pic of the house. From what you have described, the price is very low.

1700 sf here. I called around and most companies were gonna hit us for 2400. Of course this was sight unseen and ballpark.

good old Slowcala, I used to live in Summervile. Anyway, in my opinion, you're too low as well. I live in Arkansas and just did a comperable size house with very little prep work and the facia and soffet was the same color as the rest, and I only needed one coat of paint. We are also a two man show and charged 1800 for it, and still felt like I underbid it just a little. The customer also provided materials. Don't cut yourself short man, youll be cussin yourself later for working for 10/hr or something. Good luck

Hey wild blue, im with pro wall guy on this one. In my opinion you are way too low. I am in california though based on your description i assume it is a single story. I charge about $2,800 for your average single story paint and materials included. The price includes for one coat on the body and two coats on trim and gutters, with reosonable prep (that can be completed in one day)

based on your description though i would say between $3500 and $4000

Ya gota watch that though Sauce, if you push ext. paint to high you'll drive em to vinyl.

Which doesn't really matter to me, I do both, but for some of you painters that can be another story.

I would agree with the other posts you are way too low. You are too low for just the paint part without the prep. I would think more like $2500 plus prep. You may have lucked out that she thought you were to high.

Bob, if the price pushes people to vinyl then that can't be helped. We need to make a living painting when you can't get a living wage for a job then the job is not right.

well, i base my prices on the amount of work required to get the job done.
I have even been told before by homeowners that my 2,800 dollar bid to paint their home was a the low one, and that was for a single story.

you can have a single story home and charge 2800 but becuause the house has windows up the wazoo that each have to be painted and doors as well, and lots of prep work.
if she wants more than one color then there you charge extra too because there is more time involved in that.

on the other hand, you might have a single story home with minimal prep, no windows to paint and the only trim you have is just the gutter and facia
there you can even get by by charging $2000

Wild blue's description asks for two coats on the body of the house, you have to practically paint the house twice. you have to account for that.
