Any idea what causes this?

No abrasive cleaners or chemicals used. Homeowner says its peeling just where the water hits the tile.

Your pics are a little unclear.

What's the material? Type of grout? Is this a shower wall?

It's hard to tell from the pictures. I have seen tiles be painted (spray), maybe that's the problem?

It looks like one of those old style "recoat your existing tub/shower" with a porcelain coating that isn't procelain. And now it's peeling off.

Yes this is inside a shower stall. The homeowner emailed me these pictures.
I'll be there this weekend to start other work and will take and post clearer pics. I'll also try and get more detailed info from her. Thanks.

Looks like hard water mineral-scale from here, a result of poor or no cleaning habits.

Will be curious to see what you find out.

Hi guys new to the site. Your pics are not clear but it appears to be tile that has been sprayed, or re-coated. Often used by house flippers in my area as a quick "shine it up solution". I used to offer the product, mainly for new contruction chip repairs, or hotel tubs etc. It is an awful product for tile. Looks great for 5 years or so but deteriorates quickly. Time for a new shower, The only way to strip the product is with aircraft stripper. After that if refinished properly, you have etched porcelain wich is extremely porous and impossible to keep clean or sanitary. ence, you have a lost cause.

It might be a mis-applied grout/stone sealer
