Tile Pricing


How much to install diag. tile for 1200 sq.ft The tile is 12x12. How much for 18x18?

What part of the country? Is it one big 1200 SF room, or are you tiling closets, hallways and bathrooms? Is the floor new and level? What's the substrate? Is the tile consistent in thickness and size from piece to piece? Is it ceramic, slate, porcelain, granite, or limestone? Are you an experienced tilesetter with a wetsaw and a helper, or a jack of all trades with a scoring snapper who has "once laid some tile once...."?

Depending on the answers to all of these questions, the price could be $2/SF or $20/SF.

Only you can price a job, what do want for the day, times how long it will take you, plus materials, that's a start eh.

I would start at $7 a sq/ft if you don't know how to price yet. extra for materials and thresholds and such. If you really need the job work with the number a little but not much.

Of course as you get better and understand more you can charge more but I think 7 is a good starting point if you know what you are doing. If you dont pay a sub to do it and pay close attention. It could save you thousands in call backs and rip ups.

Guys, I hate to be a pill here, but when I see a guy who describes himself as a "handyman" who has one month and four posts under his belt, and he is asking a question like that, AND getting real answers I kinda pause and wonder why this is called "contractor talk". I am all for pooling our knowledge, and trying to come together to help the new guys. The thought of estimating some weekend warrioir's tile job just doesn't appeal to me, though. I have paid my dues, and think that all of us pros here need to temper our generosity with common sense. If we are helping some guy with a 9-5 desk job price a weekend project for his neighbor, and he can easily do it for a small percentage of what it would cost one of us (zero overhead, etc.) what have we accomplished, besides shooting ourselves in the collective foot? Just my 2 cents.

I hope I am not offending anyone, but I have a gut feeling that the economy is going to make our trades even harder and more competitive...perhaps the word might be "cut-throat". So, as for myself, rather rant about lowballers, hacks, do-it yourselfers, etc. I will do my part to NOT usher them into the fold. If this attitude seems a little harsh, keep in mind that I am from Vermont (ski country only without the snow) so we have this huge housing bubble in the process of bursting. This means there are huge crews that were erecting monstrous million dollar homes slope-side, and when the ski industry folds in the not too distant future there will be too many contractors with too few jobs. I am in the southern part of the state, so we experienced our bubble here shortly after 9/11, when there was a mass exodus from the NYC, Boston, etc., so I am already experiencing the "too many hammers, too few houses" sindrome.

Hey guys, I'd go out with my nephew Bubba and we'd git er done bfore lunch. Come back after lunch, grout er and clean it up. 6 hrs X 2 men tops.

some people charge $4.00 to $7.00 a square 12x12 tile

well I have asked for advice on here a couple times, gotten good help my advice is to look back at posts and when people ask the same questions look at the answers. I have completed several tile jobs since. But just had to bite the bullet take everyones advice get the tools do it, use spacers to make sure it is straight layout a grid on the wall to watch. Now we have referrals from our tile jobs. But the main thing is you have to want to do it perfect or you will get what you see in restaraunts when they eyeball a 300sq ft room and its all over the place. THE KEY IS YOU HAVE TO WANT TO DO QUALITY WORK TO GET QUALITY RESULTS!! or hire one of these guys on here if they are in your area and keep everyone eating!!!!

If you want to get the job , try calling around to a few flooring stores and see what they charge.

Also what kind of project is it? if it is wide open commercial space they will try to beat you up on price because of the sq ft (being a qauntity job) When I price copmmercial I hold to my middle to high end residential rates, reasons being: the prep work before you even layout is insane, dirt, mud, compound, crack suppression etc, these items all take time and require money, sure the GC or super will promise to do it but they rarely ever do though.

once your name is out there, people will be more willing to pay slightly more for you to do the project , Your reputation should speak for itself.
