Exterior Slate Tile Balconies - Need Some Advise


history of the property
I have a customer that has spent a lot of money with our company and has a lot more money to spend. Its a high end condominium association. In the center is what they call the Mansion, its an old mansion (early 1900's) that was converted into a hospital and then into condo units. what you see in the pictures was added on in the 1980's.

The Problem

There are a bunch of slate tile balconies that are all leaking into the condo units below. The condo owners in the building are all millionaires and a little difficult for the manager to deal with. I did some work on one floor where i pulled up 1/2 the tile and re-set it with exterior thinset. the existing thinset is deteriorating - it is pretty much just sand at this point and all of the tiles sound hollow if you tap on them. the existing waterproofing membrane is black with what appears to be a fibermesh material. Concrete under that.

I am bidding on removing the tile and membrane and installing a new system. The problem is that i dont know what system to use. i will have to run the waterproofing membrane at least 18" up the wall under the cedar siding because they can not shovel the snow off their balconies. the property is on Lake Erie in the Cleveland area so the weather is brutal.

I am thinking using a Schluter Systems or Dal-Seal TS.

Any advice would be helpful and if you are in Cleveland i will take Sub Bids.

Schluter Systems makes a product for exterior balconies and decks. It is a complete waterproofing and drainage system.

While Schluter does provide balcony specifications in their literature, they advise that balconies should be spec'd on a case by case basis.

Contact your local Schluter rep, and he will usually consult with you on the project, and even show up on the jobsite to get you rolling.

The sealoflex seems like it will take too long to apply, so many coats and layers.

I think i will specify the Schluter-Ditra membrane. It looks simple and the install time shouldn't be bad.

Let me know if you guys think of any better products. I don't think I am going to get a Rep involved.

I did my first exterior installation this last summer - used ditra in conjunction with an edge profile. So far so good!!

I still think I would bring a rep in, they can answer a lot of questions and may be able to avoid any future problems.
