Design Contrat Agreement

Looking for an agreement to gain commitment from client who want design build projects. I need an agreement to get some concideration for construction drawings and concept for the customers review which will allow for one or two revisions on the construction documents.
The goal is to get paid for all the work or have a budget for an Architect and also to take the custome off the market from further shopping. anyone have anything like this?

Thanks
