Fee To Pull Permits And Manage Job - Subs Paid Directly By Customer


Florida Licensing Question

Is it in violation of the 489 Florida building statutes to get paid by customer to pull permits and manage a project (schedule trades/inspections, etc.) but only receive management fee. All subs and material costs paid directly by customer?

Example - $1,000,000 build out.
My company receives $100,000 management fee.
$900,000 paid directly to subs and material providers from customer.

I don't see anything wrong, provided there was no owner builder affidavit filed, and you are listed as the contractor for the project.
You have a license
You were hired by property owner
You are managing and conducting licensed activity
Both you and subs are getting paid

Sorry! I have been out. Just seeing this.

You need to be very careful that anyone they hire has the proper licensing and insurances. You can be held liable for anything that goes on at a job site where you have pulled the permit.

But no it is not illegal for them to hire a contractor separate from you.
