New Foundation Pricing


I know it's difficult to talk about pricing. Just curious about what you fellows thought. This job is in southern Maine

An attached addition to an existing structure:

Mud room 12' x 13', 24' x 24' two car garage, with a room above.

The house was built 12 years ago so I know first hand the digging is easy.

Some small 8' trees need to be transplanted, they are well informed they may or may not survive. Extra fill hauled off site. Finish grade to prep for seed or sod.

Including excavating and concrete what would you ballpark site unseen be?

You need to give us alot more detail.

What type of machine, is there a laborer, how deep are your footers, is it a full basement or just a pad ??

Also, is the driveway paved ?? If so, make sure that the HO is notified of possible damage done due to the trucks.

I will be using my sub for the work. He said he will use a cat 311. He will provide the labor. The footings 12' x 13' + 24' x 24' will be below the 4' frost line with proper drainage. The 24' x 24 ' two story will have a slab for the garage after the footings are poured. The HO is well informed the paved drive will have to be fixed. This is a cost plus job. They are well informed of what may take place. The underground power line needs to be moved it will be run under the garage.

I already have the job which is scheduled for the middle of March. I will give you guys the results of the job. Just wondering what you guys thought. Since it's cost plus I don't have any hard figures for you. Just need a second opinion. Plus the price of concrete is well over $90/yd.

Whats this a pop quiz? I'm sure the ballparks in Maine aren't quite the same as they are in Ct.

I can tell you concrete here material/labor is around 185/200 per yd. not including rebar or additives in concrete.

Being an 1 1/2 from Boston where not that far out. No pop quiz. Just wondering what you guys thought. When I said $ 90+ a yard that was just material. Although I'm not very current I know it went up another $ 8/ yard. But like I said that was materials only no rebarb nothing. I'm not that far into Maine. Most / all my clients are second home buyer from Mass., NY. Conn.

We have done 3 projects in the last year and a half that are of similar foundation size where we did all the sitework and concrete. These were very different sites. We were given two staked lines the plan and the elevation. These jobs from layout to finish grade were $13,000.00 to 18,000.00

thanks for the post Nick. I don't like to give my subs work without a price from them. But he's out of town until the start date. I just needed some rough numbers.
