All done patio and lawn. Bought a new straw mulcher this year, have had to rent in the past. I have put in a lot of lawns this year.

I meant to get one, came out real nice. Maybe next time I am over there I will take one. I also wanted to get a photo of new chopper lay down the mulch, forgot that also. We put down 25 bails in a hour. I use a power rake made by Bobcat, bought it new when I started and have used it on every project that has lawn involved.

Gotta love bobcat attachments. I remember raking lawns w/o any screened loam or equipment. As a kid the guys would rake everything into piles. I would shovel it into a wheelbarrow and dump in woods. Only rented rockhound few times before buying one. We've had it 15 yrs. & I enjoy raking lawns much more now.

I do not see any evidence of this foundation being "frost protected"...
Q.Does the residential code require footings to frost for all buildings? A. No. Section R403.3 entitled “Frost protected shallow foundations” provides that for buildings where the monthly mean temperature of the building is maintained at a minimum of 64ºF (18ºC), footings are not required to extend below the frost line when protected from frost by insulation in accordance with Figure R403.3(1) and Table R403.3. EXCEPTIONS: 1. No foundation not so protected may be attached to frost-protected shallow foundations. 2. Unheated garages, porches, utility rooms and carports shall not be permitted to be attached to dwelling units with a frost-protected shallow foundation. Materials used below grade for the purpose of insulating footings against frost shall be labeled as complying with ASTM C 578. [/quote]

I've seen sliders around here too but w/a piece of 2x6 decking screwed to the outside as 'railing'...not sure if the doors open though.

I couldn't make out the measurement from the pic from the bottom of the footer to the bottom of the window. It looked pretty close if not good (although dirt should've been all the way up). A little sloppy with not putting the asphalt coating up to where it should be, a kid probibly did it. You can see the seem in the wall from the pour panels about mid window height, so you can see where they stepped the footing down at about the inner edge of the windows to compansate for the exposed door in the footing. It looks like it was part of a multi home subdivision, things kind of get a little sloppy in alot of those cases, little things seem to get lost in the chain of command.
The home wasn't final graded to where it should've been. Around here I would've had to bonded for the final grading to get a waiver from the Soil Conservation Dept (a/k/a soil nazis) to get a c/o for this home, and only because of winter. I would've had to still put a mulch & a tack cover on in order to get the bond anyway. About $1,500 for an acre of disturbed ground for that bond. Perhaps the builder was coming back anyway to finish, or was supposed to? Should've had a temp railing over the upper patio door to get a c/o. Having been a concrete truck driver in the past, I've seen plenty of poured open trench 4' footings with a couple of feet of block or pour panels set up on top. I've seen them on single homes & large attached condo projects. I did my first new home that way as well, the local inspector had no problem with it. I know that other trade guys aren't on the job at this point to see the footings go in, but there are alot of poured trench footings around, so check for it if there is a question about footing depth. |

Holy shmooks, what a good read this was. Like a regular detective novel. Best part was the last poster, who noticed what everyone else (including I) missed. The patio door.

Sorry to resurrect on old thread(I just signed up with CT), but why not have retaining walls that are perpendicular with the back wall so the dirt isn't right below the windows?
