Good Day Tommorrow ?


I dug a foundation for the main contractor that we do work for. The house is 60' wide on a 80' lot. Setbacks on the side property line are 5'. The contractor wanted to hug the one side a bit to leave some room on the side of the garage for future access to the backyard. So, he submitted a plot plan to the township to keep the house 7' off of the property line leaving 13' on the garage side. They approve the plot plan and he applies for the permits. I went last week and dug the foundation and the masons poured the footers on tuesday. Well, the neighbor threw a fit complaining that when he put up his house, he had to stay 10' off of the property line. So, the contractor had a site meeting today with the zoning officer. I am not sure what was discussed, but I got a phone call telling me to go down tomorrow and dig the foundation 3' wider on the one side.

So, I have to get the saw and cut the bulkheads out for the garage footer and dig another 3 feet out to shift the house over. I can't wait, gonna be alot of handwork shoveling dirt off of the footers

sounds to me rino like you have a chance to make some good bucks tomorrow. dumb question....why not leave that footer in place? just dowel into the existing pour, and extend the footings where you want them? in reality, sounds to me like the new homeowner is a weenie. he complied with all the prevailing setbacks...it's a too bad/too sad scenario for the neighbor. if the dude you're working for wants to oblidge his neighbor, it should cost him whatever your cost of operation is for that time to change it

The basement walls are 8' and the garage walls are 4' I have to shift the house 3' over towards the garage side. Therefore I need to cut out the bulkheads that come up from the basement footer to the garage footer.

Also, this is a spec house, so no weenie homeowner. The township's is the one making us move it. I am not sure what was discussed at the site meeting, but if it was me, I would tell them to sue me.

They would. Plus the builder would have a house that he wouldn't be able to get a C. of O. for and would become a bigger mess which he might have to move the house afterwards when he lost in court. Much easier to tackle the situation now and not have any other head aches. Best of luck today Rino.
