Re: Equipment And Labor Rates
i adjust rates with every bid for current/projected costs. I also just started requiring an energy cost escalation clause in my contract.
Last month a long time manufacturer/supplier called to tell me the $60K steel pipe order I placed with him (already in shop drawing review) would cost me 20% more because he didn't have the coil needed to run it. As you can imagine, we're trying to work through the issue.

Every job gets it's own pricing schedule. Jobs that will start months away get a little bump to try and get ahead of the cost increases that I know are coming for concrete, steel and stone products. I don't do an energy cost escalation, but is something to look at.

Re: Equipment And Labor Rates
As the guys above, when quoting jobs I'm always adding time here and there, and bumping rates a little.

Re: Equipment And Labor Rates
my suppliers won't hold prices months, even weeks out unless i give them a firm commitment, and are able to invoice the material for that job out within 30 days. look at what pvc and copper prices have done in last 6 months, let alone fuel....that's just OUR end of it. look at our employee's end. cost them more to get to the job, buy bread for their sandwich, heat their homes.
we just bid another ethanol plant today. i'm thinking the clause i put in the proposal stating that they had 5 days to sign it or throw it away, and pay for material within 10 days of delivery to jobsite might have cost me the job. what can i say? i learned long ago and got tired of financing jobs for GC's and owners of these bigger projects. we didn't bid one job down last week because they wanted to go on 60 day terms.
